  • The Westin Ka'anapali Ocean Resort Villas North latest pricing and incentives

    We just toured here. The first phase of the new property is still getting it final work done and will be open soon. The employees and a few others have already stayed in many of the new units to test the system.

    The Westin Ka‘anapali Ocean Resort Villas North

    Pricing for the 2BR Lock Off floating week and unit with an annual $1774 maintenance fee was:

    $54,900 - Island View (no parking lot or street side units like the existing buildings) - these are more like garden view or view the courtyard and the other Westin buildings. The reason we were told was because Westin did the permits for this purpose built timeshare vs. buying the other property which had already been designed and permitted by another developer and they could not change it.

    The difference is in the resort layout of the Villas. All of the buildings in the new buildings are diagonal and have more angled ocean views and no units which face the island and road.

    $68,900 - Ocean View

    $79,900 - Ocean Front

    $109,000 - Fixed week 51 or 52 Ocean Front

    As far as I know the incentives were the same as The Westin Princeville Ocean Resort Villas incentive which was a permanent upgrade to SPG Gold status and 100,000 SPG points.

    Please let us know if you have heard anything else. Some of this was written by the resort and some is from memory and could be wrong.

      Does Westin exercise ROFR? I wonder if these deals actually close or if Westin stops them.

      I don't even have $30K lying around the house very often.

      The second bedroom, does it have a queen or king bed? Is there a Heavenly bath in both bedrooms?

        Updated information and a question

        Just toured this property and was seriously interested but alas not enough $.
        North Villas are much better designed that the original property where we are staying. Studio has queen size Heavenly Bed, 1 BR has king. 1 BR bath larger than studio but same Jacuzzi.

        Prices quoted to us 1 wk/yr wk 1-50:
        Island view: 59,900
        Ocean view: 68,900
        Ocean front: 84,900

        Incentives were basically upgrade to Starwood Preferred Group Gold VIP level for life and 120,000 SPG points.

        Westin does exercise first right of refusal, and we were told that owner resales did NOT include the points, so a lot of flexibility would be lost by buying on the resale market, even if Westin did not buy the unit back (which they usually do.)

        Question: why are there so many Westin Ka'anapali Ocean Resort units for resale that say that points are included? I am new at this; who is telling the truth?

          My neighbor bought there and paid around $50k. He thinks he can get more than what he paid for it. Westin offered to buy it back for more but of coarse he would have to buy the upgrade for more money. He has a friend that may buy it for close to what he paid he hopes. I wish him luck. It is a beautiful time share.

            Westin is not known to exercise it's ROFR. Although, anything is possible.

              Starpoint (hotel points) conversion is NOT included, but Staroptions (exchanging to other Starwood Vacation Network resorts) transfer to a resale owner at a mandatory resort, of which WKORV is one of them.

              I have not heard of a single instance in which Starwood exercised ROFR. It may happen, but I have not heard about it.

                Let me do the math for you....

                Assume a $70,000 purchase price and $1,774 MF.

                If you pay cash, the lost opportunity costs would be 5% (this is the money you would have made if you left the cash in the bank instead of buying this timeshare) = $3,500

                Add $3,500 + $1,774 (annual dues) = $5274 per week = $753 per day

                Why would anyone buy this if they could join a destination club like High Country Club (High Country Club:) or simply RENT a unit for $750 per night?

                  To pile on, we just purchased a resale at Westin Kierland and Starwood does not have ROFR at the resort. Some of them do have it in place, but as far as I know, has never exercised it.
