1880 pts is equivalent to a 2br gold or to a 3br silver.

The largest unit type at Coconut Plantation is a 2br.

No.. These are reported closings from cooperating resale brokers..

I personally never trust eBay information for valuation or reporting purposes- since you can only see where a potential sale ended, and you have no ability to determine if the property verification was able to be completed and the sale actually completed... The reliability of most eBay buyers and sellers is poor at best!

For me, eBay results are more likely to be used to determine the bottom level liquidation possibility for a property.

This isn't really intended to be a general thread about Hyatt, but just a thread I can update with rofr decisions for general info purposes. I didn't realize I'd gone so long without updating it. Sorry...

I have a standard template that I traditionally use when I get this type of question from an individual new to any timeshare system. Once a client has a good basic understanding of a system, they will normally have been assigned to an agent familiar with that system who then answers specific questions.

I'll add my general template here as basic recommendations for newbies, but riverdees05, I'll also send you some helpful info by pm..

              *******

              1. Start by reviewing discussions in online owners groups such as www.timeshareforums.com, and try to connect with existing owners to get first-hand information.

              2. Contact a respected resale agent who has a history of transactions with this developer. I'll be happy to provide you with recommendations or referrals upon request.

              3. The often dreaded timeshare tour is often a good way to explore a specific resort, especially if you understand the value that can be found in resales! Compare the information you get from your tour, with what you've learned from other owners and your resale agent to ensure you understand any differences that may exist between a developer and a resale purchase.

              4. Renting a full week from a current owner is always a great way to decide if purchasing a specific resort is the right decision for you. You'll get to experience the property, and have time to explore the surrounding region and attractions. If you decide to sign up for a presentation during your rental (which normally means you responded to the "welcome package" or the blinking message light on your phone!), I normally recommend you schedule a time close to the end of your stay..... Nothing can tarnish the last few days of your getaway like an over aggressive salesperson!

Vacation ownership can provide you with years of enjoyment and great vacations, but choosing the right timeshare that best meets your needs and expectations is vital! Take your time and try to learn as much as possible before making your decision to purchase.

Let me know if I can be of any future help,

Hyatt ROFR info... Recent reported sales....

Only posted the lowest price waived for each season (so in some cases these specific numbers may not be indicative of the current market- but just an example of a fantastic bargain). The two Diamond transactions near the bottom of the list really surprised me, as those were really undermarket compared to other similar sales during the same period- but they were waived.... Great acquisitions for those two buyers!

Before buying a Hyatt timeshare, I would read this link as there recently has been a change that some people are not happy about.

The big developers keep changing their plans constantly and, most of the time, not in our favor. I am following the Starwood thread of unhappy owners too. What a mess and people are furious.

Buy where you want to spend your vacation most of the time and you won't have to deal with these problems. JMHO.

Here is another link of someone who knows the Hyatt system inside out that you may like to read.

For the average timeshare owner, it's always wise to buy a resort you plan on using.. Exchange (whether internal like Hyatt points, or external via a 3rd party exchange system) is a wonderful benefit- but in most cases should not be the primary reason for purchase!

I think of it like cake! (To a chubby guy- almost everything can be related to food!)..

The actual timeshare you own is just like a big piece of cake.. And exchanges are simply the icing on the cake!

Chances are- if you can't stand the taste of the cake itself- no matter how much icing you pile on top- it will end up leaving a bad taste in your mouth!
