After looking through this again, I'm now convinced that HGVC and DVC share the same monkey that makes the ROFR decisions

Sorry.. I don't pay as much attention to this brand as some of the others (and my cooperative brokers aren't quite as cooperative with sharing sale data on this brand or Hyatt it seems).. I'll try to look through really quickly for the past few weeks and post anything I find.

Another data point. Auction on ebay for 3400 annual pts (1BR gold season)at the Flamingo went for $1990 which is roughly 59 cents/pt

I promised a member I'd also post some sale info for HGV affiliated Fiesta Americana contracts (the HGVC pts transfer with these).. There is no ROFR for this system- and the unit type info can be very confusing so I'm just posting the HGVC point equivalency.. For this purpose, I'm pulling historic data for 2010- so be aware these transactions may be more than six months old and shouldn't be considered as recent. I just pulled the lowest sale price for each pt total found.

ROFR Nov 2010

I attempted to purchase a 2br gold 5000 pt sea world in November and Hilton exercised their ROFR. The purchase price was $2753.

I'll keep trying.

$3500 for 5000 points on the Strip. Went through ROFR no problem.\

Instead of ebay I went with Diane Nadeau from timeshare broker sales. Very easy transaction. A couple of phone calls telling here what I wanted and the maximum I was willing to spend. She called back and had a seller lined up.

The best thing is that she is an authorized HGVC reseller, so she knows whether or no an offer is likely to make it. Plus, the deposit went to HGVC closings and not some two bit operation I have never heard of. The last timeshare I tried to get that HGVC bought back was a pain to get my money back.

Save yourself the time and effort and go with a HGVC reseller. I paid a few dollars more (i think) but it was a worry free transaction and I wasn't worried about ROFR with a lowball offer.

Authorized HGVC resellers do not exist..

Congrats on your purchase. At this point, Hilton has stayed very aggressive with the platinum ownerships, but has relaxed with the lesser seasons.

I know Don and Diane very well and have always found them to be professional and to exhibit true care for their clients. Don was previously the broker for Sellmytimesharenow until the Equity Fund took control and cleaned out most of the old guard.

They have just recently gotten back into resales (with the end of their non-compete) and should be a good addition to the secondary market.

However- there needs to be some clarification about your statement.

There are no longer any "authorized" resellers for Hilton. A few years ago, Hilton signed agreements with numerous brokerages allowing them to sell Hilton controlled inventory- with a referral fee payable to HGVC as well as a requirement to use Grand Vacations Title as the exclusive closing agent for all their Hilton sales. Plenty of brokers jumped on board including Seth Nock, Judy Kozlowski, Don & Diane, the Pickfords, etc... Eventually it became almost comical as virtually every reseller with any history of selling HGVC was able to buy the authorized designation.. Then the policy at Hilton changed, and as quickly as they stated the "authorized" program- they killed it..

Brokers can still pull from Hilton inventory lists and can use Grand Vacation Title for the closings, but can no longer advertise with the "Authorized Reseller" tag. If someone is found doing so, it can cause major issues for them when dealing with Hilton directly.

I've heard some rumors that Hilton may reawaken the program, but this time use the term "preferred" or "recommended" similar to how Disney deals with resale brokers. Hopefully, this time they won't dilute it to the point that it has no real meaning.
