    What is the general theory here.

    My theory here is that in about 1 or 2 years some of the new points package owners will want out.

    As Boca has hinted earlier a resale market will develop. Now I can see how this might mature. As the new packages hit the Market, or as they pass thru Marriott's sniff test. Marriott will let these packages fall into the Market Place. I suspect this might happen because Marriott does not really want to carry the MF's on these points. Marriott wants to continue to Build out, Develop and sell new packages.

    This is just my gut feeling. Yes Marriott might take some back and recycle but only a select few.

    Marriott's real goal is to Develop more TS's and to continue on building and selling new Points packages.

    There will most definitely be more points inventory on the market in about 1.5-2 years.

    If Marriott begins exercising ROFR on them, I will be carrying it.

    My guess, though, is that Marriott will purchase deeded weeks into the system and let the points inventory sell for whatever the market will bear. It's very pricey.

    The reason they will purchase fixed weeks is that they can average down the maintenance fees. For instance, if they just purchase inventory into the Trust that has MF/point of $.25, then they can keep raise the MF by 5% per year to points owners and they will be happy even though they will actually be increasing it by a lot more since new units will come with much lower MF.

      There will be a lot of people quickly unhappy about points when they cant get what they want.

        This will quickly end the sales pitch whereby every salesman says their location is 'the #1 location in demand'. All the customer has to do is look at what the week they are intending to buy gets them in points, and what the week they are intending to go to, will cost.
