I've been tracking Getaways (developer/excess inventory) at Marriott properties for awhile and comparing it to exchange inventory and, with the new points system coming online and the attendant discussions, thought it a helpful metric to judge what II and Marriott are doing behind the scenes.

My metrics are as follows:

Hawaii:
MKW, MA1, MAW, MMO, MM1, MKO, MK1

California:
NCV, MGA, MG1, MG3, MG5, MML

Dates are current to as far out as the getaway calendar allows.

I picked this metric because of the large amounts of developer-owned inventory which is now in the DCP trust, as well as that these are the areas and resorts I'm most familiar with.

I'll continue to post any exchange opportunities in that forum, using a wider metric.

I'm tracking another metric at NCV. Marriott, on MARSHA, has preferential MOD pricing (211.00/night) on single nights (my metric) through June 24, 2011. After that date, there is no availability at NCV whatsoever. This is baseline.

This is getting better. I'm noting huge chunks of no availablity (at all) at Marriott's Hawaii timeshare resorts through MARSHA for dates generally after January 1, 2011. For example, I can find rooms/villas during the popular Thanksgiving and Christmas seasons, but, after January 1, it seems like all I'm getting is 'unsuccessful sell', no matter what dates I put in, whether for one night or a week.

Has this all gone to the trust and no longer rentable on marriott.com? Stay tuned

Also, a program note that all three days (July 15, 16, 17 2011) were available for reservation this morning at NCV. So, compared with the past two years, no unusual anomalies regarding reservation at this home resort.

No additions to Getaways. Some redemptions.

Additionally, at NCV, there are still no nights available for rent on MARSHA after June 24, 2011. No single nights, no weeks, nothing. I'll re-check my control list as I have time.

In the new scheme of things do you feel; will it be harder to book back to back weeks at the same Marriott's resort?

Good question. Booking direct ownership weeks should, at this juncture, remain as historically easy or difficult as it's been. I think the real differences may show up in intra-resort exchanges, for example when I would book a summer week at NCV with my platinum ownership there and then deposit my gold ownership into II and request an abutting platinum week for exchange. I think that dynamic and the ability to 'rent' rooms from Marriott through MARSHA, using (or not using) our MOD rate code, will become much harder now that the trust owns most/all of the former developer inventory. Time will tell how much is released back into the hotel system for rental. Perhaps the trust precludes that entirely and it will end up coming from MRP surrenders and foreclosures, etc.

Hopefully, people sharing their anecdotal information will give some indication of where things are headed.

I'm new to this Timeshare lark and only have one week in Florida. Marriott hasn't approached me with anything regarding Points.

It looks like you're doing some serious research here but for the life of me I can't understand what it means. Could you possibly provide a layman's explanation or point me to more info?

I'm working one particular angle of Marriott's inventory management scheme, particularly what developer-owned/controlled inventory is being released to II for getaways, as well as how rooms are being released and sold on MARSHA as hotel stays.

Been away from computer access for about a week, and significant reductions/changes have occurred in getaways. The listing below is all which exists for the Hawaii list. California listed resorts are down to a few units at Timber Lodge and Grand Residence.

Here is a close-in getaway which was available (added in the last week) as of this post time:

As of this post time, no getaways in Hawaii.

California getaways are limited to a few extraneous weeks at Timber Lodge and Grand Residence Tahoe, all studios or 1BR, most of which have appeared already on the list. I did see one in May 2011.

Exchange inventory mirrors getaways, except a few more weeks available in Tahoe via exchange. Also, some studios at Ko Olina and Kauai Beach Club

As a control datapoint, I also checked MARSHA at NCV and no nights after June 24, 2011 and I could stay there tonight, 8/2/2010 for 399.00

Interesting that, two weeks later (other life issues intervened), getaway inventory has nearly dried up at the targeted regions. A few stray units, but very little new inventory, mostly just remains of prior postings.

Exchange inventory appears to match this trend. I tried looking this morning at the 'normal' times most sightings appear, and no joy.

Also, noted lack of inventory for NCV in MARSHA back into early May '11 last I checked.
