  • Marriott's Fairway Villas - Turn back to Developer

    Have a week that was paid off years ago.
    Saw the writing on the wall when Marriott departed from the hotel management next door.
    So weak a trader II says a deposit for next year check in can't pull Niagara falls this year.
    Maintenance fees are not worth the ownership.

    Any one have success getting the developer to take back the week for free?
    Should I do it the hard way and just stop paying maintenance fee, that should prompt a take back?

    There are no II resorts anywhere near Niagra Falls.
    There are only these areas with a total of under 7 timeshares in New York State.

    New York, Catskills
    New York, Fire Island
    New York, Lake George
    New York, Lake Placid
    New York, New York

    And many times, my Marriott weeks are blocked from seeing many resorts because of the quality filter....you have to specifically tell II that u will accept certain resorts even though the quality is less.

    That aside, what season do u own and what week have u reserved?
    I have traded Gold Fairway Villas (week 14 is often the week of or before/after Easter) into Four Seasons Aviara in May.
    I sold my week(s) and the current owner reports that this years Pres week 7resie traded into Marriott Breckenridge(sp) during Feb Ski season.

    And summer weeks trade as well as almost any other Marriott.....

    I am sorry you are feeling discouraged. You can always list your ownership for free here - by taking a free classified ad or posting it under the "freebie" forum.

      Not a filter problem. It is an outstanding deposit first / exchange request, and I edited the request criteria.

      It is a gold week / week 13. Since owning it I always advance deposit it (week 13 or 14) as soon as the week is available. II says advance deposit improves ability to get what you are looking for in an exchange.

      Tried giving it away both here and on ebay a few years ago. (no joy)

      It is a money hole. This week has never pulled a location/date apealing to me. I vacation multiple times every year, RCI (own 168K at bonnet creek), endless vacations, ebay rentals, skyauction, etc.

          I imagine it might be useful within flexchange for trading to other Marriotts. Others should have a better feel for how long that will remain an attractive option given the new destination points system.

          That said, it would also seem that Marriott would be glad to recover a week they can convert to points, no? Thoughts, anyone?

          Is it an ROFR property? How about drafting a contract of sale for a $1 to see if they bite?

            Guess they are stuffing the book to "appear" to have more offerings.

              I have reviewed just about every Marriott TS on the Planet.

              This one I have never seen in MVCI. But you have now got my sights on another possible destination!

                  You thought I meant Fairway Villas.

                  I have been there last year. No issues here. Great place, 2 hour drive from NYC. Fireplace in the unit. I will most likely go again before the year is out. So easy to get a trade there in the off season. For me it is a win win situation.

                  I was speaking about the Marriott getaway to Niagara in Ontario.

                    Of course silly me. Nice looking place, much better when Marriott operated the hotel also. But in vacations, like real estate, it's location location.

                    I should think it would be very easy to get a trade into Fairways Villas in any season.

                      As I stated above, the person who bought my week reserves week 7 for the past few years and was able to exchange for a ski week at the Marriott Breckenridge. I have gone to the Four Seasons Aviara in May and DS and college friends went to the Marriott TS near Paris Disneyland for spring break one year - it worked for me but I got rid of it because I wanted lock-off units.

                      Yes, it would be great in flex-change.

                      No, there is no ROFR at this resort. Marriott would not take Gold weeks back at this resort in the past for an equity upgrade so I do not think they would take a deed back in all honesty.

                      Hostelling - I suggest you post a free ad here http://www.timeshareforums.com/forum...d.php?do=newad - it will cost you 3,000 TS4M points that u convert into 4 credits - this will allow you to post the ad and feature it for 2 months - list it for free and offer to pay the closing costs

                      You can also put it here for free - Freebies - Timeshare Forums - our 'regular' freebie board...

                      And here - this site gets a LOT of traffic Bargain Deals

                      You might also try Bidshare Timeshare Rentals Resales Timeshares for Sale Rent Vacation Condos - it is free to list but you have to provide credit card info to do the listing - but there is NO charge to you. List it for $1 and offer to pay closing costs....set the auction for 5 days with automatic relisting....there are a LOT of bargain hunters that use this site.

                      Be sure to use the wording "Free Gold Marriott Week" in your title - I bet you get rid of this!

                        Actually, my exchange was for president's week at the Grand Timber Lodge (1 br) in Breckenridge (which is not a Marriott, but is very highly rated).

                        Other exchanges that I have snagged with president's week at fairway villas:

                        Canyon Villas, Thanksgiving week (twice) (2br once, 1 br once)
                        Ocean Point, New Years week (1 br - this was in flexchange)
