Numbers being given by analysts about the Marriott spin off..

"Marriott International Inc., working a plan to spin off its timeshare business, stands to gain roughly $500 million of value from the proposal, based on an analyst's calculations of a 6 percent brand fee."

New rumors are that Wyndham is about to announce a similar spin off
I'm not surprised that others will be doing the same, or similar.

Seems to me that the timeshare business is in a free fall. They are all suffering, and will do what they can to protect themselves.

BTW, I'm still keeping track of how many times you annoy me.

This is not uncommon for companies to split off different divisions into separate business entities. Hilton did this a few years ago with their casino business. They split the casino operations off from the hotel operations into a separate business entity called Park Place Entertainment. Later they renamed it to Caesar's Entertainment for better name recognition. A few years later they sold it to Harrah's. The ironic thing is that Harrah's recently renamed themselves back to Caesar's Entertainment.

In the case of Marriott, they may be setting up to sell off the timeshare division. Only time will tell.

Do Wall Street investors really hate timeshares this much?

Just saw this quote from Jim Cramer, "I am super-steamed because the biggest winner was Wyndham Worldwide (WYN), a huge hospitality company that soared almost 7% because people think it might be the next Marriott (MAR), the hotel chain that has decided to spin off its timeshare business. Wyndham is the timeshare king."

Just the idea that they'll spin off timeshares gives Wyndham a 7% boost????

The investors probably view the timeshares as being a drag on the company.

A friend of ours bought at the Villas del Palmar and told us that they deal with a new company to do their exchanges with and that they can exchange for all the best timeshare resorts and name brand hotels and even the Four Seasons. I need to ask her again what the name is but it isn't RCI, the Registry Collection, HSI or the Royal Holiday Group or II. I believe that they mentioned the same name at the Buganvilias too when we did our update but we didn't pay attention to the name as we weren't interested in upgrading or buying more weeks.

Does this mean that hotel brands may join together finally and form another Group under Spinco? Is this part of AIC to which II belongs to also, I believe? Could they partner together? This industry has to consolodate or it will go under. There are some clauses in the new system that have language about priority of reservations at affiliates. What do they mean with affiliates?

Points may be the only way to go forward from here so that they have a measure of value from resort to resort or from one brand name hotel to another.

If you bought for using mainly, then nothing really has changed except that it may get more expensive. When the economy bounces back, the resorts will increase their rental rates too so it never stops one way or the other.

                Emmy,

We own weeks only. Our ability to get good exchanges is as good or better now than it ever was because there are more choices. Bear in mind that I don't use RCI nor II. Tried them both for a few years and then dumped them.

Is this going to be the new business model for all hotel chains that are in the timeshare industry?
