  • Marriott Shadow Ridge

    Hi folks,

    Just after a bit of advice really, I'm on the lookout for a nice lil 2 bed Gold week, preferably lock-off...mainly for exchange or private rental for a few years.

    How does Shadow Ridge compare to others, I believe it's currently on Phase 4 of 12, which, could be a good time to get in.

    I've been offered a resale for $7.5 inc fees & wondered if this is a good deal?

    How does this compare to current Marriott sale prices for the same?

    Any advice would be worthwhile from you folk that have been & would you go again...

    If your saying that you can pick up an annual gold for $7500 thats a great deal! In fact it such a good deal I don't know if it will get by Marriott's ROFR.

    Many people say the Marriott Desert Springs I is better because it doesn't have ROFR but the prices on it are just as high as Shadow Ridge.

      ROFR hadnt even crossed my mind, is it stringently enforced in the US?

      Reason I ask is that I bought a 2 bed in Marbella Beach Resort for £3,500, but only had a 3 bed taken back by Marriott when we offered.

      The way it works in Europe is that Marriott need to have sold 95% availability of any given season before being able to apply ROFR.

        If it is too cheap, Marriott will use ROFR. I don't know about the rest of it.

          About ROFR - it is resort specific...they have it at Desert Springs II but not I.
          I am selling my Fairway Villas week and there is no ROFR onthat property...there is ROFR at Grand Vista....

          As far as Palm Springs goes, I prefer staying at ANY Marriott that has a hotel on property...more restaurants, more pools, more everything!
          I stayed at Shadow Ridge and the units are BEAUTIFUL but there is not a lot of action....JMHO

            I was at Shadow Ridge 2 weeks ago and they were asking $11, 040 EOY Gold, with $385 p/year HOA and $110 property tax. Their offer at that time did not include points. Hope this helps. Barb

              Well, thanks for your input folks, it seems like a cracking deal, although with the obvious ROFR pit falls...

              Any feel for if Shadow Ridge a good Exchanger or Private Renter?

                MDSV-I has been a good renter for us in February but they keep building more in the area so that may change. I have read that Shadow Ridge rents and trades well too in the winter.

                  Of the three Marriotts in the Palm Springs/Desert area, I'd pick MDS for a trader/renter. It also makes a good off-season combinative interval for the 13 month rule. The units are older, but larger than the other two, guests there have free access to the JW Marriott facilities on-site, and best of all there is no ROFR, so a fire sale can occur.

                  We've only had brief experience at Shadow Ridge, but I personally wouldn't buy there to occupy. I don't know enough about the other uses there to comment with authority.

                    It was packed with families in late June and we were there Sun - Wed for their t/s promo. Many people we talked to were owners or return renters with children and grandchildren. I was told that the weekends are much busier and it is much more crowded (esp. pool).

                    I'd probably rent there without much hesitation for a family outing. Barb

                    P.S. Were you told about the first 7 buildings and why you shouldn't stay in them? They lack sufficient insulation and their are noise issues with neighbors.

                      Barb, we know nothing about the noise issues etc, which are the buildings that we should request if the first 7 have problems?

                        When we mentioned the noise issue the 2 sales people told us this: when making our reservations, request the newer construction and tell them you had noise problems in the older buildings (we stayed in Bldg 24). The resort apparently had enough complaints that they addressed it in all the new construction and it not a problem now (and yes, since it's a Marriott I really do believe it was taken care of).

                        I'm looking at the map Shadow Ridge gave us and as far as I can tell, if you ask for Buildings 16-21 to or 25-30 you should be okay. BUT these are farther away from the family pool if that is an issue. I "think" 17 is the only smoking building in the complex at the moment.

                        Like I said, I really think that I would rent there again if I brought my whole family for the summer. FYI - Guest check-in along with their mini-store and restaurant is a long way away from the condo area. There is an Albertson's grocery store as you head into town from SR or a Costco right as you get off of I-10 at Monterey. Most people brought a cooler into the pool area with their bottled water or soda - saving you a lot over the bar prices (plus the bar closes at 5 pm).

                        The pool is open until 11 pm and during the summer heat, its a great place to be! It is also ALOT less crowded. There are ducks and rabbits that cruise through the grassy area along the pool and it's neat to watch them.

                          May exchange concern

                          sort of.


                          May 06: I did an exchange into this resort, and was given a handicap unit. No, I did not ask for it, and I do not know why it was provided. No where on my confirmation was it mentioned that I was to be given this unit.

                          The first nite, After trying to shower WITHOUT having water overflow everywhere, we asked for another room -- request denied.

                          The next morning, I went to the front desk with confirmation, and asked to speak to the manager-- and after MUCH discussion, I was given another room. I did ask why I was given the handicap unit, but could not get an answer other than, "You must have requested it." Everyone in my party is over 5 ft 8 in.tall. Why would I ask for a unit with everything positioned for someone in a wheelchair?

                          The handicap unit was quite nice -- for a handicap person:
                          lower closet hangings; lower kitchen counter; shower area w/no door (or anything to prevent water from flowing into bathroom area - and small spillover into living area), No bathtub. Great for someone in a wheelchair.

                          So, from this experience I gathered when on an exchange at this resort, you are not given the unit as shown on your confirmation.

                          Also speaking of noiise, we were located near kids on school vacation -- there were many young adults who partied all week long (inside and outside their units).

                          I think the next time we will try to get into Desert Springs -- for their onsite spa. We spent time here, and really loved the ambience and the area.

                            Would someone please explain the "13 month rule" and ROFR? We may be interested in a Desert Springs resale, but these terms sound important to consider. Thanks for the help.

                              I'm not sure if the ROFR differs between Europe & US resorts, but here in Europe Marriott MUST sell 95% of a given season & property type prior to being able to invoke the ROFR scheme.

                              In reality they dont really touch Silver but for Gold upwards they apply the rule where possible.

                              From what I hear Desert Springs I ROFR does not apply, this is also true of a few other sites, but I'm afraid I dont know which.

                              With regards to the 13 month rule, & I've heard various stories & we're new owners, so have no experience of this yet, the most popular seems to be that; if you're a Multiple week owner, either at the same resort or across Marriott as a whole you can book 13 months out with Marriott resorts as opposed to the standard 12 month rule.

                              In practice I'm not sure if this is the case, as we're very new ourselves. No doubt other, more learned folk will comment on factual experiences rather than my take based upon what I've read here
