  • Any idea on how these will trade???

    Hi folks,

The locations & seasons we own are:

    d'Ile De France - 2 & 3 bed (lock-off) Silver
Marbella Beach Resort - 2 bed Silver
Club Son Antem - 3 bed Silver
Cypress Harbour - 2 bed Sport & Summer weeks
    Shadow Ridge - 2 bed lock-off Gold

We chose Silver within Europe as it fits with our personal requirements, all were resale.

We wont be using all of the weeks oursleves & plan to either rent privately or bank them for longer vacations.

Whilst I dont expect these locations to be top destinations, I'd like a feel for how they will trade on II as we're told by Marriott that all weeks trade as RED, however, from what I've read here that's far from true...

    Thanks in advance

I would also see which weeks SFX will take, give them a try with one, maybe the summer Marriott. I had been very disappointed with (and sold) my Cypress Harbor sport week before I learned the system better. I wouldn't expect to get into Marriott Platinum time with any of these (except maybe the Shadow Ridge gold weeks? not sure), but if you try for same-season (per Marriott) you might get it depending on the resort. II doesn't use the Marriott designations for season, but they are a good indicator of supply/demand. I finally got a Gold Hilton Head week with my Cypress Harbor Sport deposit, after realizing I was never getting into Aruba or Park City over President's week with it..

You could also get lucky and pick up a developer week here and there, Marriott tends to bulk deposit unsold inventory at new resorts. Recent examples include Grand Chateau in Las Vegas and Marriott Surf Club in Aruba.

I have also noticed some good spring weeks at Newport Coast Villas sitting for a while lately, including Memorial Day week...

Hopefully someone will help you determine which are the most demanded weeks within each season to reserve for deposit, particularly for your Shadow Ridge Gold weeks. Obviously any holidays will have higher demand. That will help increase your trading power.

I added the actual weeks that each season includes to make it easier for people to answer your question....

I have to agee with Averys' assessment above.....

The first 3 European resorts - all are the lowest season, the least desireable time to be there.....
Marriott told you all weeks are RED????
Then why would they sell different seasons?

Tak a look at your II catalog ..in front of each area section is information regarding demand for the 52 weeks of the year. In making reservations at each of these resorts, pick the week that has the HIGHEST demand for your season.

The upside of these weeks is that you have 2 and 3BR units that you will be depositing...so there is a chance that you will get 1BR units in shoulder to good seasons...if you deposit 12 months out and request 12-15 months ahead of travel time and be willing to accept a smaller unit - you should be fairly happy...and you said you purchased because this was a good time for your to tavel....maybe others like to travel at that time and you could rent to cover your MFs.

Your Orlando weeks should trade well...not Hawaii in March but certainly/probably Hawaii on October if you request at least a year out, accept a smaller unit...the weeks to reserve in sport are weeks 22,23,47...and july 4th week in summer season...

Shadow Ridge Gold - July 4th week, week 47 or early November......should trade okay...IMHO the least desireable (no hotel) and most available (thru II) of the Palm Springs Marriotts...I stayed there in 2005 and opted to stay at the Westin Mission Hills this year when I couldn't get a unit at Desert Springs I & II.

I was a Gold owner at Marriott Fairway Villas and while I had good trades it took a LOT of work on my part - frequenting TUG sightings board and TS4Ms sightings to make it happen....

This is all JUST my opinion.....
Not trying to offend but you are going to have to work at getting 'good' exchanges with the first 3 weeks - but everything is relative..isn't it?
