  • Bought my first Marriott today.

    Okay, I bought one of those 2 bedroom lockoff units at Summit Watch. $1500 all in for a Bronze week. It should be in my account by Oct 1.

    Angela, I need a 2 bedroom Ko'Olina Flexchange sometime between Thanksgiving and Christmas.

    Woo hoo. I can't wait to go.

    Boca, congratulations!!!!! You are something else. I just read your other post what to do with $25,000 if you want to spend that on a timeshare. Was it here or there? I am getting confused but it was a wonderful post.

    What a wealth of informatio the timeshare forums have to offer and how wonderful that people are willing to share it too.

            I will try my hardest to get you one. I haven't seen any in that time frame yet.......but, I would think that they will be showing up soon.

              Congratulations, BB! Where is that one located? I am surprised it is so cheap. Doesn't Marriott exercise ROFR on just about everything? Now you are going to make me jealous and I am going to have to find one of those. But wait, you need TWO of them. You better get hunting again. GREEN WITH ENVY over here. I was thinking of buying one of those Branson Marriotts for trading. Hmmmmm. ..........

                if this can pull the better marriott's during flexchange, i'm going to get one myself. no point in using my other marriott's, if this will do the trick.

                    ROFR is written into the deed of the resort....so 'older' resorts do not have ROFR in the deed
                    - older beinging those under construction prior to 2001????? give or take....

                      Well, since I bought it directly from Marriott, I doubt that they would exercise ROFR. The closing costs were $1000. The unit only cost $500.

                          Just curious..what would silver have cost?
                          How many Marriott reward Points does this trade for?

                              I'm not Boca...but I can answer a few of the questions.

                              Cindy: Summit Watch is located in Park City, Utah. As Boca said, you can buy the weeks directly from the HOA through Marriott for $1500...so there is zero chance of ROFR...and also, Summit Watch does not have ROFR. It was built before Marriott started putting ROFR in their contracts. That's how I was able to purchase a 2 bedroom gold (floating summer) week for only $3000.

                              As for the bronze weeks, they are every year...no EOY. Also, they cannot be exchanged for Marriott reward points. When the HOA decided to sell the weeks a couple of years ago, that was one of the stipulations from Marriott.

                              A little background: Originally, Summit Watch didn't have bronze weeks...only platinum, gold, and silver. Marriott set aside the lowest demand weeks of the year in both spring and fall and did not even try to sell them...instead they deeded them to the HOA. From the time the resort was built until about 2 years ago, the HOA tried to rent these weeks...but had little success. The proceeds were put into the pool along with the maintenance fees...but these proceeds were far less than having owners who would pay fees on the week.

                              So, the association decided to sell the weeks. They got Marriott to creat a new bronze season for Summit Watch...consisting of just these previously held back weeks...and got Marriott to agree to sell them at a total cost to the buyer of $1500. These can never be traded for Marriott rewards points. The HOA only gets $500 per week...but they get what they really want... which is dues-paying owners for the slowest weeks of the year in Park City.

                              Enjoy the benefits of flexchange opportunities from bronze weeks to platinum and gold through II while they last. I suspect this option (at least among Marriotts) may cease once Marriott takes over internal Marriott to Marriott exchanges.
