  • New Owner - Marriott Manor Club, VA

    In the process of completing purchase of MC in VA.
    In reviews on websites tripadvisor and yahoo/travel, I noticed owners and renters complaining about bugs in their rooms. Some were 1st fl units, not certain about others.
    I contacted the resort and they stated because of the wooded area this can occur. They respond accordingly and treat indicated units and move guests.

    Question: How big of an issue has this been for "veteran" Marriott owners in the MC resort or others, like FL (Grande Vista, Cypress Harbour, etc.)?
    I never like to hear about a 5 star property having insect problems.
    Please help alleviate my concerns about this. We have stayed at Newport Beach and others and like MVCI properties, which is why we bought!

    This is a great resort. Bugs, mosquitoes can be found at any resort located in a wooded area. Bugs are truely not a problem at the Manor Club.
    The hot, humid, muggy temps in the summertime now that is another issue.

    I would refer this resort to all my family members and friends. We and our family members, friends own about five (5) weeks at this Five (5) Star resort.

        What's your opinion on exchange power for MC? We bought in resale market but Saleperson I called indicated it was very good. You agree?
        We know about getting requests in early but I'm curious what MC would be easy to exchange into through II.

          Did not care that our 1st TS will not have points/rewards through them. That's a significant differential to have pts. and is difference between financing and not!

              I own DVC (love it for Disney travel only), Westgate Park City (love it for skiing) and just bought MSE (for Mariott exchanges).

              I paid $10,500 for MSE and lost a bidding war for MMC at $8,100 on eBay.

                Summer weeks, Fourth of July week,Thanksgiving, Christmas and Easter week(Spring Break) all have outstanding trading power with Marriott's and II.

                Sometime the week of the Ladies PGA Golf Tournament at Kings Mills is a great week for trading power.

                The golf package at the Manor Club / Ford Colony is just great if you are or family members are golfers.

                I think you and your family members will enjoy this resort.

                      I think the resale prices for MMC and MSE are starting to rise.

                      I heard of MMC for $7,000 and MSE for $10,000 last year, but I was unable to find any at these prices last month. I grabbed a MSE as I think it represents great Marriott value. I hear the MMC is a BETTER property, but I really wanted the LO feature and felt i was worth the extra $

                        TUG comments on MMC exchange pwr.

                        Just saw today over on TUG a thread discussion about the oversupply of TS properties in Williamsburg, VA. (Spence quote below):
                        "No, don't do it. Williamsburg is overbuilt and supply far outstrips demand, that means that you won't trade well. Even if you have a really RED week = summer when kids are out of school Wk25-32, you will not be happy. Buy Williamsburg to enjoy Williamsburg or buy Williamsburg in points in Fairfield or Sunterra, don't buy Williamsburg with expectations of trading."

                        I thought the area is in high demand. Certainly summer is peak but is it a weak trader? Would anyone agree that Williamsburg, I'm specifically interested in MMC, but in general, would you agree it has lousy exchange power and owners should not have very high expectations regarding RCI or II exchange power for this area? Also it was stated that it's like Orlando, only smaller.

                        So is this opinion valid for Marriott, MMC and MSE? Can they be described as not great traders to even other Marriott properties besides the easier to obtain, say FL?
                        As discussed in this thread earlier, some seem to feel otherwise from their experience. I know that several factors determine your success but the oversupply comments and their impact on owner exchange have me concerned.

                        Would appreciate any comments on experiences with MMC and II trade success for MMC (platinum, floating wk.)?
                        It is my very limited understanding of II exchanges that Marriott properties exchange well if you request as soon as possible. DaveM provided some great advice last week on this issue. Thanks.

                          Manor Club trades great

                          I own Manor Club platinum and it trades extremely well...both into other Marriotts and also into non-Marriott properties.

                          Williamsburg is overbuilt and RCI does not give resorts in the area very good trade power. II, however, gives better trade power to Williamsburg resorts in general and to Manor Club in particular.

                          One of the reasons is that II uses quality as a more important criteria in trade power than RCI does. Manor Club is an exceptionally high quality resort...truly in a class by itself among Williamsburg timeshares. As a result, II rewards Manor Club with excellent trade power. I think you'll be pleased with the exchanges you can make with your Manor Club week.

                            I appreciate the info. As a new owner, I am glad to hear from those in the know with specific experiences with MMC and II exchange power. There seems to be a so many variations of exchange experiences there, especially for owners other than Marriott.
                            Much of what I researched, as well as my own visits to MMC and Williamsburg indicate an already popular area and growing every year. Oversupply can certainly occur but many, like members here, sort through the TS properties and hotels to rank quality. Strong will survive and continue to flourish, like Marriott has there.
                            Someone posted that about 40% of the U.S. population is within a one day drive to the VA/D.C. area. Not to mention the many colleges and associated family gatherings, spring breaks, etc. that require travel, and accommodations, in the general area. I like the area and will visit often but obviously like many, hope to move around and enjoy new places. One of the reasons we started with Marriott and the II program.
