  • Is Marriott Leaving II?

    Hi,

    I'm in the process of closing on a Marriott resale property. I noticed on a thread (it might have been on TUG) that someone mentioned that Marriott is leaving II--is there any truth to this, or is this just speculation?

    It is just pure speculation.

    Marriott isn't leaving II. The speculation is "is Marriott stating their own internal trading system?"

    There was talk about this when Marriott started the point based system in Asia. And is still speculated on, but it just that speculation.

      Even if Marriott does start their own 'Internal Trading System,' they would still use II for outside exchanges. The way that Starwood, and others with internal systems, do.

        It is real. High-level Marriott personnel have confirmed that they are working on an internal exchange system. It's a few years away from implementation.

        However, they have made it clear that they have no intent to leave II. As Angela states, they need II for external exchanges.

          I just hope that in the future system they will not implement a difference between resale and direct buyers....

            If it did include a difference, depending on that difference, you could see a large drop in resale values. This would hurt their current owners.

              My take is that future policies may find value-added benefits for developer owners, similar to the current, limited, benefit of exchanging for MRP's. I seriously doubt there would be any eroding of benefits for resale owners, given most benefits run with the original ownership and that such would enrage a large population of owners and HOA boards.

              I could envision developer owners getting "extra" stuff when purchasing, like exchange points bonuses into the new internal exchange system. It will be interesting how Marriott differentiates itself, given the now substantial and thriving resale marketplace.
