We keep getting offers to do a tour of NCV but it is to stay off-site and we'd really like to stay ON site especially since this is a resort we may actually consider buying in the future. Has anyone done one staying ON site?

Has anyone done the NCV tour and stayed AT NCV?

I know that with certain resorts during certain seasons, the promos stays are at a Hotel (sometimes not even Marriott)
I hope Pat - the other moderator of this board - sees this and replies as he owns several weeks at the resort.
I just offered to help a co-worker book a promo stay and gave him 4 offers to choose from and I noticed that Newport was a hotel stay while the others were not - it also could have to do with the fact that there are no lock-offs so they would have to give you the whole unit

They offered off-site; I kept saying no. This went on for nearly a year before they finally gave up and booked us on-site.
If they offer the R/C in Laguna Niguel or the Marriott Dana Cliffs (depending on room type), it might be worth considering staying off-site, IMO. Otherwise, just say no
My impression is sales have slowed, perhaps not to the level as when we bought there, but substantially from the highs, so the incentives should be more flexible. FWIW, we took the 100.00 gift cert "perk" to Fashion Island, bought 20 bucks worth of stuff at Robinson May and got 80.00 cash back.....don't know if they'll still do that.
Whenever you finally wear them down, post back with your impressions and the numbers. I'll compare with our next trip, which is scheduled for July.

Here's a view from the pool area with the 2200 building in the foreground left and the 1800-1900 buildings in the distance. This was taken back in 2005 during Easter break. Those are some of the newest buildings. There also may be buildings completed over by the new section up the hill (3800/3900 IIRC) which might have good views.

Tell them you're really interested in buying and want to see the best of what NCV has to offer

On that trip we were down at the 2700 building and hardly heard any construction noise. Even though others differ, I still like the 2700 building; good parking, secluded but not too far from the main pools and a shorter walk out the back of the resort down to the beach...

Looking up from the parking lot at 2700... note this picture shows the perfect example of the two different balcony types; 273X has the wrought iron balcony railing, whereas 274X (top floor) has the masonry half-wall, as does 272X. Also, note that 274X (I believe it was 2740 but can't recall for sure) has only a partial covering over the balcony, so is somewhat unprotected from sun and rain. That can be a good thing or bad thing...

I highly recommend the 3500 building, though the parking was a bit sparse. Newport Coast Drive does run along the back of the resort in this area, but I didn't note noise issues.
BTW, all buildings over 2 floors have elevators; two-story buildings have stairs only, which is an issue if you have a lot of luggage. We always try to stay on the top floor of a 3 or 4 story building, mainly because of a bad experience with kids jumping and running on our ceiling during a trip in 2004. Be aware NCV is not steel and concrete, as evidenced by the construction pix. You can always pick a lower floor to see what I mean
Lastly, here's the money view from where they do the "owner updates", looking out over the pools. This was taken 3 years ago and everything has grown up. Still beautiful though...

Pat, they are beautiful pictures and with a great view. We once stayed here for a whole week but the condo was in the first phase so hardly any ocean view at all.
I really liked the condo and had local friends visiting us who also own at a Marriott timeshare. Other friends of ours bought here and from the developer too. He knew better but they did anyway and use it for exchanges mainly so far and are happy with the results. I remember the beautiful pools with the view over the ocean too. There is even a shuttle to Laguna Beach and the shopping mall.
I would love to take a tour or update again at this resort to see what it looks like today but will have to go alone. We recently had an invitation for a Champagne brunch and a tour but they wanted us to bring along some friends.
It is a little hard to refer friends now we know that you can buy them so much cheaper on the re-sale market so we forgot about it. I will stop by one day and ask for a quick tour. They should do that but I will not get any MRPs which is OK. I really want to see the views from the higher up buildings. We can see them from the road when we drive by.
You still see more ocean here than at the Four Seasons Aviara. They are a little further away yet from the ocean than this resort, in my judgment.

Most of my referral MRP's have come from renters. I recall one TUG'er who didn't participate in the MRP referring a friend to me that wanted to buy developer in Hawaii. Those points posted about a month ago. I don't actively solicit referrals, but am happy for any which come my way
Heck, you should stop by, park over by the sales office and just walk around. It's not a prison
Interestingly, I am noting rentals to be more sluggish this year, and rental prices for the summer intervals aren't quite as strong on eBay and Redweek. Sounds like demand has softened somewhat, even more so than supply has increased (the new buildings). I'm still seeing the normally popular Easter period for 2008 is still available for reserving, which it hasn't been at this point in the past 3 years. Since NCV commands a very noticeable place in SoCal timeshares, this is telling, IMO. Combined with a slowing in price increases at the resort of late, I'm thinking the next 12-18 months would be a good time for someone interested to seriously look at buying, via whichever method suits them. I also see build-out perhaps getting pushed back into 2010-11. It'll be interesting to watch.

Bill, if you keep going in the fall, you'll never have to own there. Easy trade and I bet always will be, unless Marriott changes things when going to the internal system. My guess is a lot of NCV owners will migrate to that system. No facts to support my hypothesis, just impressions of owners I've met.
