    Just remember that, if you purchase from the developer, your likely to never recover you initial investment. The only chance you'd have is if you purchased pre-construction at a really good price, not $60,000 to $90,000. I think this is what a lot of "investors" miss.

    Of course they can always rent through Marriott or exchange 1/2 their units for points every year or a combination of both. Still, it's just not the real estate investment unless you REALLY want to vacation that many weeks a year or live in that location for that set of weeks for many, many years to come.

      Agreed. In my case the MS weeks were all purchased resale, and, hopefully in the not too distant future I will be spending a month living and skiing in Park City each winter. In the meantime, I am able to rent out two or three excess ski weeks for a decent return on invested capital. However, I agree that its not a real estate investment, and only just barely (if at all) any sort of investment (other than in a lifestyle). (Although, I also own a small beach cottage not far from home, that we spend a lot of time at each summer. Though it has appreciated very nicely over the past 6 years or so, I dont really consider it an invetsment either, since I have no intent to sell it, as I enjoy it so much - that being the case, the appreciation is more or less irrelevant to me, in the same way that a lack of appreciation would be irrelevent to my block of weeks at Mountainside).
