As you know, Marriott has been devaluating their Rewards Program of late. As developer purchases are tied to this program, both with incentives and ongoing surrender points, how is Marriott/MVCI going to deal with this issue?
As an example, when we bought at NCV, our docs say that we can turn in our Platinum week for 110K points and our Gold week for 100K points EOY. I have reports from new purchasers that they are getting 125K points EY for Platinum. As MF's continue to rise, and point values continue to drop, how does an existing/long-term Marriott owner reconcile this issue?
Second question:
As a Marriott owner, I hate having to deal with II for exchanges, since we generally just vacation at other Marriott properties. When is Marriott going to establish their own exchange program internally? As the industry leader with one of the largest inventories of timeshare properties, this should be at the forefront of their thinking. Keep everything in-house. Why give profits to someone else? Why have Marriott owners thinking about other timeshares or other companies (though savvy ones will anyway) ?
When is the resort in Cancun going to go into pre-sale? And, as a developer owner, why haven't I heard about it from Marriott?
A question...how would a Marriott salesperson explain to a would be purchaser the fact that you can rent in Gold season for half the cost of the MF ( with no capital outlay either new or resale )

Annecdotally, I've never seen this (rentals for under MF's) at our resort, except if one uses the purchase price of an A/C as "rent". I have seen rentals go for 1.2x MF's, which might be just under total cost, including RE taxes and cost of rental. We usually get about 2x MF's (typically 1500-1800 USD) for our gold weeks.

Guess Europe is different for Marriott .Have booked the first 2 weeks in June some time ago....but could rent now for half MF.
Also most Marriott Hotels in Europe are selling weekends and weeks on eBay at heavily discounted prices ...surely this undermines the value of points.

Perhaps the off-season in Europe (I'm speaking of the MVCI properties in Spain) is really off-season. That would explain why I can see lots of weeks at those properties from November to March with my A/C. Still can't believe rents would be 300-400 USD per week, though. If so, wow...
