  • When to split a three bedroom lock-out?

I asked this on TUG and I posting the question here as well to spread the joy

    Hello everyone.

I'm not going to use my three bedroom Grande Vista in 2006. I want to exchange it for something in 2007 and I don't know whether to keep the unit whole or split it. What is the deadline for making a decision? Marriott says 60 days before check-in[I reserved an October week].

And, what happens with respect to my II account if I decide to split the unit? Do I call and tell them that I split off the lockout and then see two units instead of one in my II account? A two bedroom + an efficiency?

More questions . . . what happens as the time gap between an unfulfilled request first exchange and the check-in date narrows? My guess is that I can cancel the request, deposit the week at a late date, and risk getting less than desirable exchange power in return or, use the week?

What would you do? As it stands right now, I have the three bedroom reserved with an October 14 check-in date. Should I try to rent-it?

    I'm really having fun now!

If you're not going to use it, split it and deposit both halves. If you have a good week, you will probably get an AC for the larger half. You'll probably end up getting 3 exchanges for your 1 maintenance fee. Deposit as far out as possible.

      I think that's what I'll do.

I'll split and deposit as soon as the unit hits my II account.

But, I'm still fuzzy on the mechanics?

I think that it may go something like this:

      1. Call owner services and tell them that I want to split the unit and pay them the $75 fee.
      2. Call II and tell them that I split my Marriott 3 bedroom.
      3. II calls Marriott and verifies that I split-off the lockout.
      4. II's website then shows two units availble for exchange - a two bedroom and an efficiency.

      Does that sound about right?

I have never deposited a lockoff, but I don't think it works the way you describe.

First, you call II and find out which weeks qualify for an AC. Reserve one of the those with Marriott if you can.

I think you call Marriott and have them lock it off when you reserve a week. Pay the $75 lock off fee.

Then, you call II (or have Marriott do it for you with II) and deposit both halves. It will be something like unit 5642A and 5642B. Both of those show up in your account. If you are entitled to an AC, call II a week later and ask them to add it if it doesn't happen automatically. Then, you have 3 deposits that you can search with.

          Kinda sorta like that......

Call Marriott and pay the $75 fee to lock-off your unit....they will then give you TWO reservation numbers.....

You can call II and deposit......
          OR
Go to II online and deposit - they walk you thru it...it will prompt you to do the right thing.
You will deposit each part of your unit seperately as you have 2 reservation numbers.

Boca - no Bonus week/Accomodation Certificate for Gold MGV - ACs are give for Feb thru Mid April weeks.
and with Marriott float weeks, no unit number, just resie # and view - but MGV has no view per say!

Charles, do you belong to the "Florida Club"?
Did this come with your purchase?
If so, there are some VERY attractive alternatives for you to explore...let me know and I will post about it.

I think I did ask about this and the answer was yes. It does not stick in my mind because I was not a biggie either way for me. But if you know more about it than I do [put your money on Grayfal] please share your knowledge.

            Thanks,

Florida Club (FC) could be a BIG plus for you as a Gold MGV owner.....
You can reserve Gold time as if you were an owner at any of the other FC resorts six months before check-in.
The FC resorts are Grande Vista Orlando, Ocean Pointe Palm Beach, BeachPlace Towers Fort Lauderdale, Villas at Doral Miami & Legends Edge at Bay Point Panama City Beach.......

Ocean Points Gold Season is June 1,2007 thru August 26, 2007
BeachPlace Towers Gold Season is same as MGV - weeks 18-21, 35-50

Right now you have a reservation for October 2006....call Marriott Owner services and tell them you are thinking of changing your reservation and using the Florida Club...ask them if they have ANY availability at Ocean Point for a 2BR and/or a studio...chances are they will have a studio....I would lock off MGV by paying the $75 fee and then pay a $29 reservation change fee and take the Gold OP....as an example, using the FC, I reserved a studio at Ocean Point for Jan 6, 2006 check-in...I traded it for a 2BR Marriott Grande Vista Thanksgiving week!
              Pretty darn good!

There is very little interest in renting a TS in Orlando - there are just too many nice places to stay.

But if you were able to reserve a 2BR at Ocean Point in the summer, you would be able to rent it at a good price....or get GREAT trades and a Bonus week or Accomodation Cert from II.....something to think about....use your studio OP to trade back into the Grand Vista getting a bigger unit most of the time.

So think about using your studio that way....and try and reserve either Memorial Day week or Thanksgiving week in your season......

Charles, I can attest to the fact that summer OP weeks trade very well in II and you can get an AC with a minimum 1 BR. (Though with II's size consciousness you'll likely want to save the studio for flexchange period when you are more likely to have the opportunity to upgrade in size.) So if you can use Florida Club to get a summer OP week, go for it!

Are there rules against renting out a Florida Club exchange?

What are the mechanics? Here I go again . . .

                  1. Call Marriott and split the Grande Vista week and then talk to them about exchanging each unit through the Florida Club.
                  2. Is all goes well, they give you two confirmation numbers for the reservation.
                  3. Then what . . . .? How do you get a renter into the unit? Do you just call the resort and give them the name of the guest? Does Marriott have and internal version of a "Guest Certificate"?
                  4. And, most importantly, are there rules against this sort of thing?

                    1. NOT an exchange - you are reserving there as part of the club membership...
                    2. Yes, 2 resie numbers (you would get 2 resie numbers WHENEVER you lock-off regardless of which resort you reserve at)
                    3. I believe (but not 100% sure so ask!) that because you are reserving a full 2BR, Marriott will accept the 2BR for rental thru their program...normally, Marriott will ONLY accept a full unit for rental...if you have a 2BR you can not lock-off and have Marriott rent just your studio or just your 1BR....so as a 3 BR owner, it is worth it to ask. If you get your own renter thru one of the avenues listed below, then yes, you call Marriott and give them your 'guests' name...I would also want to do something in writing for the guest and the resort. (there are people on TUG who regularly rent there weeks....so post "how to do a rental" or do a search for this info....you will need a lease and a money arrangement - Timesharing Today has a rental form you can download) I don't beleive Marriott has an internal 'GC" - when I send my parents or my kids, I just add their name to the resie.
                    4. Because this is YOUR reservation not an exchange - you can use it, deposit with II or other independent exchange companies, do a private exchange between individuals, rent it yourself thru TS4Ms, TUG, redweek.com, ebay, whatever you like!

                      Lock-Off/out's in Europe

Just a quick question on the lock-off/out's for you experienced folk...

We're new to the whole timeshare scene & have bought a few resale weeks throughout MVCI Europe.

We have a 3 bed lock-off & II have mentioned that we are not permitted to use the lock-out function.

                      1) Is this correct or perhaps a process that we should follow to ensure we can?

                      2) If we do get the lock-off accepted I take it we get a 1 & 2 bed?

                      3) We own Silver, does this make a difference?

If this is the wrong thread to be asking kindly let me know & if so apologies in advance...

                      Thanks
