What are pros and cons of getting into Marriott thru an auction
    like below???

[/url]2 BR Lockoff MARRIOTT Five Star CALIFORNIA Timeshare - eBay (item 310061862864 end time Jul-01-08 19:00:00 PDT)

    marriott items on eBay.com

Does season matter a lot with II or would a unit like above
get me into 24 Day Marriott preferred reservations???

Appreciate any comments or suggestions on this....

    Thanks
    Paul

I have heard these trade well - they are 'white' season or the equivalent of Gold.

My advice - buy a Platinum 2BR L/O at Horizons in either Branson or Orlando every year - I know these are going for under 5K even with ROFR or look for an EOY.... Platinum will almost always out trade Gold...exception would be Aruba Gold which trades like platinum everywhere else.
Aruba Gold week 2BR would be 15K+ making a Horizon week the best bargain in the Marriott system.

Another board member here purchased a Summit Watch Platinum EOY L/O for 4200 - added in the MF and closing costs to equal $5300-ish and passed ROFR.....

You can do better then this auction - historically those white weeks have sold for 6K.

You are also making me 'rethink' my own Marriott choices.... an EOY Branson might not be a bad idea for me, either

Personally, I think the the white season at DSV is a great value. It has been said to trade well ( not as good as DSV -red but well) . Has a fairly low resale price and I love the area. Too bad, my DW hates the desert and will not consider owning there, even if I said we always trade it.

Did this auction go through the infamous ROFR? Has anyone seen an update of this?

                  Questions, please.

When you own EOY, do you pay half the maint fee each year or the full amount in the use year?

Do you lock it off when you make the next years reservation? and how much is that fee? 75.00 last I knew.

I am already in II and have a special desk and special membership fee-if I add a Marriott-do you pay the full 84.00 each year and how much is a M to M exchange and is a M to other resort exchange the same price as normal...139.00 domestic and 154.00 Int?

How much is the M transfer fee when purchasing ? 120.00?

When the offer is sent for ROFR is there a fee at that time and if it is rejected-is it refunded or just consumed regardless?

What else do I need to know?

I have pretty much figured out where I want to purchase and why....just need to hone in on the fine details.

                  Thanks,
                  Tracy

                    1/2 EVERY YEAR

Do you lock it off when you make the next years reservation? and how much is that fee? 75.00 last I knew.
YOU CAN MAKE THE RESERVATION AND LOCK OFF LATER IF U LIKE....BUT IF U R GOINGTO DEPOSIT OR RENT AS SEPERATE UNITS, IT IS JUST EASIER TO DO IT WHEN U RESERVE. STILL $75

I am already in II and have a special desk and special membership fee-
SOME 'SPECIAL' ACCOUNTS WITH II DO NOT ALLOW ADDITIONAL WEEKS TO BE ADDED TO THE ACCOUNT. TWO EXAMPLES WOULD BE A STARWOOD SVN II ACCOUNT AND WYNDHAM II ACCOUNT.

if I add a Marriott-do you pay the full 84.00 each year
IF YOUR EXISTING II ACCOUNT ALLOWS ADDITIONAL WEEKS/OWNERSHIPS TO BE ADDED TO THE ACCOUNT - U WOULD PAY $39 TO ADD THE MARRIOTT WEEK TO THAT ACCOUNT. THE OTHER OPTION WHICH IS WHAT I ALWAYS DO IS TO EXTEND MY II ACCOUNT BY ONE YEAR INSTEAD AND THEN CAN ADD 2,3 EVEN 4 WEEKS TO THE ACOUNT AT ONE TIME.
I PURCHASED 2 STARWOOD WEEKS LAST YEAR, I WAITED UNTIL THE SECOND WEEK CLOSED AND THEN ADDED BOTH WEEKS TO MY ACCOUNT AT ONE TIME FOR THE $84 FEE.

and how much is a M to M exchange
$99 DOMESTIC AND INTERNATIONAL - AS LONG AS U HAVE ONLY MARRIOTT RESORTS IN THE REQUEST.

and is a M to other resort exchange the same price as normal...
                    YES - 139.00 domestic and 154.00 Int?

How much is the M transfer fee when purchasing ? 120.00?
NOT SURE - U HAVE TO NOW PAY A FEE FOR RESORTS THAT HAVE ROFR - $99 I BELIVE AND THE TRANSFER FEE USED TO BE $25....REMEMBER NOT ALL RESORTS HAVE ROFR SO DON'T PAY IT IF U DO NOT HAVE TO.

When the offer is sent for ROFR is there a fee at that time $99
and if it is rejected-is it refunded NO or just consumed regardless? YES, THE FEE IS TO COVER THE COST OF THE ROFR PROCESS.

What else do I need to know?
                    NOTHING

I have pretty much figured out where I want to purchase and why....just need to hone in on the fine details. SOOOOOO, WHERE AND WHAT????

AND IF U CAN AFFORD PLATINUM, BUY IT - U WILL NOT BE SORRY.

                    Thanks,
                    Tracy

Very informative post....Thanks for sharing your expertise with us....
I just booked into the Marriotts Shadow Ridge thru II for first week in October...
(Unfortuately, I found out after booking that the resorts golf couse is closed for overseeding the entire month of October... )

With my son living in LA for next couple of years, this may be a good Marriott to look for on resale market. Does anyone know if they have 2 br eoy units there??? I imagine that 'winter' months are platinum in Palm Springs area....

                      Thanks again,
                      Paul

                        Pat,

                        Thanks for answering my questions.

                        The 120.00 I figured out...95.00 ROFR and 25.00 transfer.

Let's just say I will probably be taking your advice on where and what to buy

I'd also consider Shadow Ridge but it would be Gold Season...I thought perhaps a T-giving week would trade well?? I don't know. I am stuck between buy where you can travel...Shadow Ridge is less than 2 hours from me and my Mother lives out there OR buy Plat Branson and just trade. At first I thought why bother when you don't know how often you would be able to fly somewhere...given the state of the airlines...but, as I heard myself say while I convincing DH-I have 5 Marriotts here in my own state...I can drive to....not bad.

I just need to wait for the right deal.

                        Paul,

Yes-Shadow Ridge has EOY's and Yes, Winter is Plat. Gold is ...wait, let me go look.....

Plat is weeks 1-21, 50,51 Gold is weeks 22-27, 36-49 which is 2nd week Dec.

If the SR course is closed, you will be able to play at Desert Springs - Marriott WANTS your money

I actually think that the October/November Palm Springs weeks will trade well....

I have often wondered that...if the M to M would make a difference because I want to trade to Marriott weeks I can't see and this is what I see today for Shadow Ridge....I just started it in Oct and went through May. I see Plat weeks including Christmas and I don't own a Marriott. Should this be an indicator of trade power for Shadow Ridge? Meaning, these weeks are "out" and not in demand. If this is the case then would a deposit of these weeks which are apparently not in demand be strong enough to pull what (Marriott) I want in season...given the usual supply and demand and early deposit of course. Am I making sense? I know they would pull during Flex regardless and I would have the preference....which is what I am after-but for long term requests is what I'm asking. Is a Plat Branson going to trump a Gold Shadow Ridge...assuming say a T-giving SR week vs July 4th Branson week. Any thoughts?
