  • Just Put A Low-Ball Offer On A Marriott Custom House

    I have no shame, no shame whatsoever.

    Decided to roll the dice on a Marriott Custom House, but not from Marriott.
    As much as I'd like to have those great Marriott points, I'd rather have the cash in pocket.


    If accepted (very doubtful), it will probably not pass ROFR.


    Here's my secret shame:

    Marriott CH Platinum Week (19-46)
    Asking $13.5k (has been for sale for over a year)
    El-cheapo here offered $9k hoping for a counter offer.

    Any advice on strategy ?

    If I get it, great. If not, nothing ventured..................... (like I don't have enough timeshares !)

    Is that a very very lowball offer? It doesn't seem so bad to me.

        No, I don't know, I really am asking.

        What do they actually sell for? I don't see them on eBay very often, so I assume the resale market isn't that active yet--aren't they fairly new?

        I don't think offering $9k on ANY $13.5K timeshare that's been on the market a long time is insulting. It's worth a shot, especially if you're willing to come up.

          I got my Manor Club with a lowball offer and it passed. Maybe yours will too. What is the retail price? I think I've heard people say that the ROFR is usually triggered somewhere around 60% of the retail price.

            I haven't priced Custom house but I think there's a reason it's been on the market for over a year at 13.5K without any takers. 9K doesn't sound all that low to me for a 1 bedroom unit, even if it does have a good/great location on Boston.

            Now if you said you offered 4 or 5K I might agree you really gave them a low ball offer. If it's been on the market for over a year, I would like to think they'll accept your offer. There's a Marriott ROFR website someone has up but, I'm at work now and don't have the adress. I'll try to remember to look it up and post it for you later tonight.

              There was a $10.5K one offered on Redweek that's been sold. Don't know if it made it past ROFR, or if it was Platinum, but it was offered for $10.5K, so I don't really think you're too far off the real market value. Hope you get it!

                I'm not well versed on Marriott prices, but I think you made a very good offer and I would not suggest going any higher.

                  If your seller would accept the offer, or even $500 more - I think it would pass ROFR....actually, pm Dave M and ask if this resort even HAS ROFR - it may not.

                      which is making me think (as this is an older property) that there IS no ROFR - Hoc purchased one 4-5 years ago for a song.

                      Fairway Villas also does not have ROFR in the contract either.

                        Maybe I offered too much ? My offer was good for 24 hours (my contingency), so if I did, then I can rescind.

                          Things are worth what they are worth to you..... if u r comfortable with what u offered - so be it.

                          What does Marriott sells these weeks for? If u r in for less then half, it is a good deal.

                            I agree. I don't think you would get it for a lot below $9K and the seller might well get so annoyed with a really lowball bid that he wouldn't enter into negotiations with you, period. It's hard to know where to start, but $9K seems like a reasonable number.

                              Keep us up to date.

                              I love the Custom House and would be thrilled to be able to pick one up for about $9000. ( that is, if my DW lets me even think about buying another TS, LOL)
