  • Marriott Breckenridge questions before selling

    Marriott Resales department said they are actively listing units identical to ours:

    Marriott Mountain Valley Lodge in Breckenridge
    One bedroom - Platinum season

    Listing price is currently set at $21,900
    Marriott would take 40% at closing
    We would receive $12,540 (60%)

    They said listings are sold "First In/First Out" and they have two identical listings at present.

    We can rent our 2009 week in Marriott's rental program for $830 BUT if we list the TS for sale they DO NOT want us to rent the 2009 week. We could take 120K Marriott Rewards Points after paying $104 fee and if our unit sold they could reverse the transaction. I'd rather have $830 than points as we still have plenty of points.

    Does anyone have thoughts on whether I could get more than $12,540?

    I could try Craigslist.

    If I put it on EBay, I would have to pay Square Trade their $10 application fee + monthly fee to put it there. I am not sure how much over 12,540 I need to start the bidding at to match the minimum I can get at Marriott. What are the additional costs such as closing? Since Marriott requires ROFR are they contacted before it goes to a closing company or can Marriott handle the closing? What are the fees?

    We received a letter referencing a possible special assessment next year. In 1995 MF was $485. Now MF are about $1000. It is only going to go up. We don't ski. We are always in warm weather for winter. We have only used this TS for Marriott Points 4x, exchanged possibly 3x, rented 1x, went unused about 5x.

    Using Google - do a search with your resort name and then resale - and see what u get.
    Prices unfortunately have been down.... so the price u would get from Marriott for a 1BR sounds attractive to me.
    ONLY 2 other units like yours is also very good - I have heard people say they have 20 of the units they have so a sale would take many years....yours could be a reality in less then one year.

    Check for listings on RedWeek Timeshare Rentals, Timeshare Resales, Timeshare Ratings, and Timeshare Reviews - RedWeek.com and my resort network Time Share, Timeshares, Timeshare Resales & Rentals, Buy A Timeshare and remember what ur seeing is ASKING price not selling price.

      The price Marriott has quoted you sounds good to me. Plus, Marriott will be doing all the work. All you'll have to do is wait (and hope?) the unit sells. Only 2 units in front of you is a pretty short line. I believe if I were in your position I'd take the points and let Marriott do the leg work of selling the unit. But then again my time is limited and having to deal with offers and counter offers just isn't of interest to me. Plus I hate dealing with people who aren't serious or know nothing about timeshares. I don't want to hear from someone a couple of years down the road when the timeshare they bought isn't working out for them because they don't understand how it works. I'd rather allow Marriott to have that honor.

        I own 3 MVL platinum studios and the price Marriott has offered you for a 1 BR is much much much higher than you will get from E-Bay. I picked up 1 platinum studio week several years ago for only $2,500 and prices on E-Bay have been steadily falling. There just isn't that much demand for MVL because the M/F is high and the units are small. I either rent out my units or use them myself, because the studios do not trade well in II. I think with ski season just around the corner, Marriott should be able to find someone to purchase your week.

          Flex, I just remembered something else I had seen listed years ago...

          If you have a GOOD reservation - such as Presidents week - and the purchaser WANTS that week for 2009 - Marriott will sell your week FIRST ahead of the others online to guarentee the buyer the week they want for the coming year
