        Newport Coast- annual 2br gold- $8,500- W
        Nice on that Newport Coast plat. I believe there is one advertised on ebay right now as a classified at for $12.5K. This resort hasn't rebounded as much as some other Marriotts. (Probably because of all the building they are doing and because of the length of their platinum season) but still a good price

                    Yes, it is worth it to some people to buy oceanfront and pay more for it. Imagine sitting on your balcony early in the morning with a cup of coffee while looking at the ocean and listening to the surf.

                    It is also a treat to have family or friends with you and watching the sunset together with a few drinks or other goodies and falling asleep at night with the sound of the waves and then waking up again with the sounds of the ocean and birds. It is heaven on earth!

                    The price difference you see is most likely the difference between the older and newer units at the MOC rather than the view only but I may be wrong.

                    A good time to buy or wait even longer and get them at a lower price yet but it is a very bad time for people who have to sell now because of hardship and certainly if they bought from the developer direct. I wonder when they start exercising their ROFR again?

                        marriott timeshare

                        Hi,
                        Can anyone explain the whole resale experience. Should you buy a resale from the Marriott or a private buyer? Also please explain the acronyms! I am very interested in buying a timeshare with the Marriott but I want info from owners, in their own words.

                          When you buy retail or from the developer, you are buying directly from Marriott. If you are buying resale, typically you are buying from an individual and can expect to pay about half (or less) of what Marriott charges. The only current difference between the two purchases is that those who buy from Marriott have the right to give their week to Marriott and in exchange for Marriott Reward Points if they wish.

                          Marriott has the Right Of First Refusal (ROFR) at every sale for eternity on most resorts. If Marriott thinks the sale price is low enough, and they have a need for that unit, they may execute ROFR and buy the unit, leaving the buyer ouit in the cold. Marriott has NOT been exorcising its ROFR for many months now.

                          Not to be confused:
                          When a resort is sold out, Marriott may also buy back inventory directly and/or use its ROFR to replenish inventory. Once Marriott does this and "re-sells" a unit at full retail price, the buyer would technically be buying a "resale" through Marriott. A buyer of a resale unit from marriott has the same ability to trade for points as those who bought new.

                          As you can see posted above, with Marriott not exorcising its ROFR, some unbelievable bargains can be had. In a few months, as we near maintenence fee season, even bigger bargains will probably be available.
