Marriott ROFR info... reported sales from past two months

    Outstanding fees should not be a concern for a buyer if the closing is handled by a legitimate third party closing agent, who will confirm the ownership information and account status as part of the closing process.

    If the seller has outstanding fees, or even a remaining mortgage- those would have to be cleared during the closing process.

      3 of my 4 Marriotts were bought resale, and all of them had the fees due in one way or another. With one the seller managed to get me a wonderful July week in Hawaii (I reimbursed fees at closing). With the second I simply changed the reserved week to a higher demand and deposited it with II (for an AC). With the third week the seller had to pay the past due fees because he/she had traded the week for points to marriott months earlier and it wasn't caught until closing.

      It has never been a problem. You just have to make the best of any unused weeks and/or unpaid fees, and make sure you cover your bases as the post above implies.

            It would appear they are not buying at all, but much lower prices or a boost in sales could easily change that.
