This one is really pushing the limit IMO. I might would bite on a deal like this.

It doesn't even appear to be that rare....almost every report in this thread has one for 12-14K....so if you want it...you only have to go get it!

You are absolutely right! There have been two really low sales reported recently for annual ownerships.. Normally, I've seen these quite a bit higher!

Always remember, that I just put the lowest priced transaction I found during that period- so the prices should not be considered in many cases as a reflection of the market- but rather just a buyer who got a really good deal! Also, I try to delete any in-family transfers, but I can't always tell from the data given to me.

It's simply a great time to be a Marriott buyer...

I was just curious if you keep a spreadsheet file with all the data. It would be very interesting to know how many weeks are selling at the various resorts and seasons as well.

I am really just curious. Of course I appreciate all the work involved to provide this every month that you do, I just always find my self dying to dig through the details!

An individual can often research a single resort without too much difficulty. Some county clerk sites allow advanced search options, such as allowing you to search for deeds by either text in the legal description, or by an identifier such as a parcel number.

You might then have to do a little math to determine sales prices based on the doc stamps paid- but it should be a feasible endeavor if you have the time and the inclination.

If I hadn't been spoiled by a magnificent 2BR OCEAN view there this past summer , I might would do that. That and the fact that I easily traded my Legends Edge for that magnificent unit.

Thanks, I just realize this was in response to my question. Yes I have done more digging on certain county websites than I could ever explain...I am a bit obsessive in that way.

It is however, quite a laborious task, so your broker reports seemed like the truly best tool if they were in a spreadsheet form. With a little data mining, some great market analysis could be done on trends, averages, etc.... so just curious.
