Yes, I read it, and sounds like RHC purchase 600+ intervals. And ask the HOA to update the resort, and for some reason, HOA put its operation account to mortgage the update cost without RHC in the contract. And in the middle of upgrade, there are another 350+ intervals not performed, and something happened, and now RHC don't want to perform also, that make 50% interval non-performed, so the bank frozen the operaion account, which in turn force the whole TS foreclosed.

People that interesting in TS needs to pay some attention to those details, sadly.

My problem with the 20/20 show was that they made it sound like All Vacations Clubs are scams because they have sales people who promise everything and deliver nothing.

Althought their description of the selling techniques was probably accurate. And Royal Holiday probably has the worst reputation for this, it isn't true of all Timeshare Clubs.

The show made no mention of the fact that there is a resale market or that there are some timeshare vacation clubs that have far better reputations.

TMI. These types of reports have a very small window to present the factc. Most wouldn't grasp the variations or how RHC is different that Royal Resorts even if they presented it. If the fact that these groups prey on vacationers and they are a rip-off filters in as the only thing the viewer takes away that is a positive for 99% of them even if it isn't always the case as we know. If they really want to find out more they can research sites like this and get the nitty gritty and how to actually get value out. Too much for most to follow in a few minutes of a show.

There are many happy RESALE owners of RHC - because when u buy the membership for under 1K - it can be a great deal.
Hoc and Spence are satisfied owners and I have spoken to several others.

Just like any system, there are people who buy into it and then never travel again.
I know people who own Marriott's and Foxrun weeks and have never gone to their resorts or exchange thru the exchange company, just pay the MFs every year
So when u ask them about TSing - they think it stinks or a rip off or too much trouble.

How come all of us are able to learn how to use what we own and travel to wonderful places every year?

I am not defending RHCs business practices - in fact, I don't even know what they are!
But buying into something then not knowing how to use it - or take the trouble to try and learn, is your own decision/fault. JMHO
Timesharing takes lots of patience. There is so much to learn. Nobody ever warned me about the dark side of this industry. You go on vacation your senses are aroused with happy times with friends and family. You get hooked by the Darth Vaders of Timesharing. Happens every day, even as we speak!

Tha being said the average person does not have the skills to do the research like is offered here. Yes they can leverage our opinions, but it takes access to the internet, research, the ability to communicate, dedication. In other words WORK! Time, and patience. When I speak to my other friends about my TS experience they sometimes give me a quizical look. How did you do that? WOW that is great. But they go about their daily lives without ever looking any further.

I for one am still learning everyday. What happens here is a great benefit to all who are active on these forums. Thanks to the experts here you have REVERSE ENGINEERED many of the TS's sytems. RCI, II, MVCI, RHC, and the list goes on.

I am one happy TSer thanks to you all!!!!

Did not watch 20/20, so just read the printed report. Most of the issues in the printed report is on sale, and unrealistic vacation picture. But this part catch my eyes.

After "20/20" began investigating, Royal Holiday refunded the money most of the members we interviewed, and released them from their contracts.

So there is another way to terminate the contract.

I never said they were corrupt. I own points in two vacation clubs. However, one of those clubs has changed ownership twice in the last 7 years. Each time, there were changes that were not beneficial to the members. There is not much the members can do to make changes. I have made both clubs work for me, but that doesn't mean that I have been happy with how the clubs have been managed. If Bluegreen decided to get out of the vacation club business and sold the club, you might see changes that you don't like, and members would probably have very little control over them.

Will see what kind of impact it is on the company. Doubt it will affect any feeling most of tuggers (Good location, very limited space on affliate resort but the location is wonderful, very bad admistration, bad sale scheme, and need at least enough points to be able to enjoy the good location).

And the eBay price is kind of reflect what it is (mostly get less than $100 bid when there is a closing cost and resort transfer fee)

Sorry if this is a stupid question, but after accidentally watching the RHC bit on 20/20 the other night and Timesharing Today's cover story I'm a little spooked from buying points. I've been watching for larger points packages on ebay. My son wants to travel Europe and I see this system as having the best options. Any risk on the company disolving? If that did happen, what would become of one's points? TIA

My first exposure to timesharing was a Royal Holiday presentation. What a freakin nightmare. It's a wonder we ever gave timesharing a second look. Think of the worst high pressure sales tactics you've ever heard of and put them together with the most obnoxious, overbearing salespeople and a mediocre breakfast and that's what you've got.

It's too bad they lie so much, because, as I've come to learn, the product is not half bad. I've actually been tempted to buy a resale contract when I hear the stories of the Affinia Dumont and the European locations. They definitely offer something other systems don't.

Don't know. This company is not US company. And its main selling is at Mexico, so it is very hard to say if it will dissolving, and what will happen. That is one of the reason when I first study this one, I notice HOC just willing to put a cap on his contract, and would rather accerate using it, so I am basically doing similar things. Although in theory, you should buy as many points as you can consume, so you can lower your trip cost. I once read that somene take 5 trips in Italy and New York, and each cost about $200 per week. But at the price I bought in, in one or 2 trip, I get my cost back. At this moment, I believe the resell price is really low

However, I do know a few big renters own enough points in RHC, so I believe the risk still are within acceptable range.

Don't know if Diamond also be a good option or not since they also have EU branch. Marriott also has some presents in there.

At this moment, I would tend to believe they can survive for a long while unless Mexico govenment wants to shut them down.
