    I'm sure it must be tough, what little secondary market there was for 'quality' timeshares like RHC has disappeared. Do a search as of the time of this post for completed auctions and not one has sold. Knowing this, I made an offer on a couple from The Timeshare Group and got the following:

    I guess they'll enjoy paying 2009 maintenance fees, or maybe someone will come along that wants to pay $2.

      I have to admit I kind of like the sales tactic..

      Use some tongue-in-cheek insult to goad you into a higher bid.. He didn't have anything to lose so it was worth a shot. I bet he was trained at Westgate. I tried to pull his license info from the state of Florida, but only found an expired application- nothing active!

        What is your offer? I am slow today, can not find the eBay list, so can not even guess what would be your offer. But he probably don't know he is selling RHC.

            Wow. I wonder if he knows that he is committing a third degree felony?

            Effective July 1, 2003, the unlicensed practice of real estate in Florida became a 3rd degree felony.

            I think Spence should send him a message and tell him that he hopes he is under 18 because he is committing a 3rd degree felony.

                With 20,000, you should still be able to get 1 decent vacation, if you don't want to take that kind of loss, you should try to get a vacation you like. Which you can use it yourself or rent out just to cover the MF cost.

                  I thought your offer of them paying you $1 to take it off their hands was more than fair.

                    What kind of paperwork would I use to document sale/transfer and how do I file with RHC? When I asked RHC, they don't provide any help. Before I place an eBay ad I would like know the mechanics involved.

                      Looks from the post that they have several contracts.. If they are small contracts- they may not even get a bid unless they pay to combine the accounts first. RHC is an incredibly hard sale right now unless it is a larger contract.. There may not be a viable way out for these sellers without substantial costs.

                      I agree their best option would be to learn as much as possible and hope for future usage or rentals..

                        The one I received when I bought is a paper says "Timeshare Transfer Agreement", list the seller's name, RHC contract number, the point size, and state that it covers bunch of rights to that certain "Club Membership Purchase Agreement". I would suggest you talk to a closing company have them draft the agreement.

                        Then signed by both seller and buyer and have it notified. And they send that to RHC.

                        You will need to talk to a RHC people to see where to send it, and they will have a form you can just fill in. It will be very hard to find one that actually send you something, but keep trying, you will get one.

                        Use it is better.
