Please help...considerinig purchasing Worldmark Resale

Hello All,
I'm new to the TS world. Purchased 3500pts for $11K from Diamond Resorts during our Trip to Maui...Luckily, my husband and I cancelled the next day. I am very interested in purchasing but would like to do my research before committing. I was considering Diamond resorts but it seems like Worldmark would be better for our vacationing needs considering we live in Northern CA and many WM resorts are driving distance to us. However, I'm trying to learn all about this system. I've been reading Housekeeping fees and such. What other fees should I know about. I was thinking of purchasing a 6000 pts program for $3350 from ebay. is this a good deal? It shows deeded property at multiple destination so that means i'm not tied to one resort? When it's deeded is it for lifetime? Anyway, any help is greatly appreciated. How many points should I consider in order to get alot of vacationing out of a TS. Thanks, again!!!

You are wise to have rescinded on your devolper purchase. Resale is definitely the way to go. This is a great forum and you can get a lot of your questions answered right here. But-if you are truly interested in Worldmark-then I suggest becoming a member over at WorldMark Owners Community. They can help you evalute your possible WM puchase. I own WM, am in So Cal, and enjoy it very much. There is a huge learning curve involved with any points/cresits system and it's best to read, read, read and see if this is something you want to put the time and effort in to maximize your purchase.

Above all, don't rush.
Hold out for the right deal and you might be able to purchase more than you think with your budget. You also want a resale account with "banked credits"
For a 6000 credit account, you want to see 12,000 banked credits that you can use immediately. Maintenence fees are annual but paid quarterly-so that helps a lot. Fees are based on tiered credit ownership. You would want to own the max in any given tier to maximize your maintence fees vs. credits owned.

This is just the tip of the iceberg. Go on over and pose your questions..once you get past the political rantings-they are a great bunch of people and will answer your questions honestly-as will I.

Take your time and read, read, read. You can also rent additional credits from other owners if you run out of credits for the year.

I will definitely read read read as I have for the past 3 days now...I've been on this site all day! luckily, i'm still on vacation and returning to work after memorial day. Points can be used to pay for MFs right...how much points do you need to pay for a MF of $500??

Worldmark is great, especially if you live within driving distance. We bought resale into Worldmark South Pacific and have never regretted it.

So what's a good price per credit for U.S. Worldmark? Might buy some to get into Disneyland.

$.60-.70/credit for a fully loaded account (e.g. 6000 annual credits with 12000 available).

Welcome to TS4MS!! Being a Northern Californian and a WorldMark owner, I am glad you are considering WorldMark as an option. I love our resorts within driving distance!!

>> All resorts are deeded and owned by WorldMark the club. Quarterly maintenance fees and housekeeping fees and TOT (Transient Occupancy Tax) at a few resorts are the major fees for us WM owners.

>> Owning 10,000 credits would be ideal. 10K credits would get you a 2 BR unit at most of the WM resorts-especially those in Northern California. You can always rent credits from other WorldMark owners at about $0.06 to $0.07 per credit, should you decide to go on more vacations.

Sorry, I think you may be mixing up your programs, WM only accepts payments in money, no using points to pay your annual fees.

Any program that does offer this, isn't giving you a good return on your fee money, just a way for someone to use points that may otherwise expiring.

If one has an abundance of credits in one's WM account, it is possible to rent some of those credits at $0.06 to $0.08 per credit and get some money, so that one can pay her MF. This usually happens when one has more credits than can be used.

decline in resale prices

Have been tracking WM for 9 months and it seems the price is continuing to drop month after month. Now on ebay it is about $3500 for 6k. Are these TS actually being purchased or are the the sellers just relisting them because they are not happy with the price?
