Newbie...please direct me!

Hi! New here. After a couple years of investigating timeshare, I am leaning toward Worldmark. Here are a few questions (Sorry so lengthy)

1. After attending a WM presentation we swore we we would never buy from them directly. Wondering who you would advise as a reputable seller (including those on e-bay)? What can we count on for their costs (fees, closing, and transfer costs)?

2. The last couple years of vacationing we have been keeping notes. We generally like to vacation close (within 5-8 hrs) of home (Salt Lake City Utah) taking long and short weekend (3-4 a year) get-a-ways to St. George, Las Vegas, Park City, and Bear Lake, and 1 week long vacation farther away from home i.e. California, Oregon, even Hawaii and Florida. I assume we pay $2,000-$3,000 yearly for our accommodations. Now, seeing our traveling habits, how many credits do you think we would need?

3. Still trying to figure out fees from WM. What are the dues? Does this include maintence fees? What are housekeeping fees and tokens? Are there any other hidden costs?

4. Some of the auctions on ebay are selling wm locations. I am confused by this, as I thought a person was buying credits rather than the location.

That site is good and it has very knowledgable owners. But, they are on a political campaign to oust the developer from control of the board. That itself is not a bad thing. But, you still get endless rants about how evil the developer is. Go there if you don't mind reading through all that stuff continuously.

Welcome to our forum. I am personally on an 8 week vacation that features mostly WorldMark resorts. This is our last day at WorldMark Canmore and we are headed to Vancouver today to check into the Canadien. Here are some answers that I think will help you out. My answers are in red below.

My favorite is Jeff Fudge at RPMI. He always has great deals posted on his Yahoo Group. Get on it and he will send you opportunities as he gets them. Red Season is good, but their prices tend to be higher. Also, Timeshare Angels is good, too.

You really don't need more than 5000-6000 credits. That's because you can rent whatever you need. Some people don't like to rent credits due to the hassle and the risk of payment, but I've not had a problem. If you don't want to rent, then 10000 or 20000 is a good number to own

Maintenance fees are tiered. Here is the formula for determining the maintenance fees. 133.76+103.71*INT((Number of credits+2499)/2500). So, if you have 6000 credits. The MF is $444.89. If you have 10000 credits, the MF is $548.60

Ignore where the credits are being listed at. This is an EBAY rule. They do not allow listers to advertise that a timeshare can be used at multiple locations. It's a really stupid rule since you have to lie about a listing in order for it to not be cancelled by eBay.

We also live in SLC and would be happy to meet you. We have gained many friends through worldmark and have had a couple of GOOs "Gathering of Owners" here in SLC or Layton We are very active worldmark owners and have researched inextensively and would be happy to share our insight. Something else

Hello myjoey,
Something else to keep in mind is to buy at the top of what ever credit level you decide on to get the most for your maintance fees. Another words, don't buy 5,000 credits but buy 6,000. Don't buy 9,000 instead buy 10,000.
This streches your maintanance fees to the max.
