  • resale or developer?

    I'm completing my first TS trip, tour....
    Started Fairfield Glade, was OK- no sales ...
    Checked in for a week in Panama City Beach.
    Right at check in we got invited....to give a feedback about the resort.
    Note on the door, phone calls to remind us-we have to go.....
    Than at the meeting or rep made sure, that I felt small, stupid and inberessed for purchasing from E-bay, via resale.
    The point would cost me about $45,000 from Wyndham.
    On E-bay paid all together $1800.
    If I'm lucky can use my ts maybe 30 years.
    Just trying to do the math here....
    How much do I have to get to travel to earn the difference between the prices?
    Yes, I'm feeling like second class citizen in Wyndhonia.......
    Get no PERKS, paying for reservations, no upgrade or so on....
    Limited in many ways...
    But now noing what I got into, I rather keep my $45,000
    got $50 for participating, paid ((partial) for Chritsmas dinner
    That was nice...
    But I'm still hurt!

    For whatever reason, intmidation and humiliation seem to be one of the things they teach in timeshare school. Personally I just laugh at them and let it go.

    One Bluegreen timeshare rep brought his "manager" over when we said no. This guy was dressed like Jethro Bodine from the Beverly Hillbilly's (I know, I'm dating myself) and then proceeded to call me stupid. He insulted the timeshares we own and insulted us. All while dressed in a black/yellow plaid polyester sports coat that looked like it came off the rack at a local thrift store.

    I've had salesmen be friendly up until we said the final no and then turn on us like we couldn't be friends. One wouldn't even shake my hand or look at me when we got up to leave. Yea, like THAT'S going to make me want to purchase from him. I have kids that do a much better guilt trip than that at home.

    I sometimes think this is more a tactic to get those looking for the gifts to not want to come back. Essentially trying to run off the mooches. It works on my wife. She doesn't care if she never sets foot on a timeshare sales floor again. We really don't go to many presentations anymore. Only when there is something I want to see or learn. If there's a system I don't understand sometimes I'll go to learn about the system. If there's a unit I want to see, many to exchange into, I'll inquire about seeing the unit without the presentation. If they don't want to do that then I'll debate the worthiness of sitting through a presentation and wasting a salesmans time vs doing anything else on the face of the planet. Usually there's something else more worthwhile doing and we just won't consider that resort as highly for exchane in the future.

    I wouldn't worry about having bought resale. There are no perks they could have offered you to offset the $43,200 in savings you recevied by buying your unit resale. All the discounts in the world won't cover that difference PLUS, you didn't have to finance at 15% interest and make payments for 10 years. As an added benefit, if MF's climb to high where you don't feel it's a value to you anymore, you have no mortgage to worry about when you want to try to get rid of it. You can offer it for $1 on E-bay and still feel like you haven't lost much, if anything, when it's gone. Try doing that when you buy developer.

      Don't let it ruin your trip.

      It is one of the method used in TS presentation. You will be taught that you are 2nd rate citizen unless you buy from them.

      Than when you bought, the next time, they will tell you you don't have enough points unless you are VIP, so either you buy more, or you are the worse 2nd class citizen. And if you buy enough to be VIP (which I believe is what your package now), the next time, you will find that is not enough and you are still 2nd class citizen, so you have to buy more from them to become gold VIP, and have to buy more to become Platinum, and Have to buy again for the new group of title like president club, Outrigger club. Finally, after you think you buy all you can and can not even use most of your points, you will find that since your resort is deeded to a resort build long time ago, so you are much worse than 2nd class citizen, so you better buy more for the newer resort, or for an older resort but brand as higher class in Wyndham. Than maybe you will realize, what they say is that if you buy anything or affiliate anything with Wyndham, you will be 2nd rate citizen. Confuse isn't it?

      It is just a sale pitch. You may go to several, than you may know who is better performer.

      Not qualify for any financial advice, but here is some simple analysis.

      Just look at your package, I believe it will gives you VIP. Which you will enjoy some discount at 60 day mark, and upgrade at 30 day mark, and free HK. You will get about 300k points. And you will pay MF year in year out. Currently, the average MF is about $5.5 per 1K

      What you lose is about $43,000. And if you did not pay all cash, you lose more (I believe interest rate is more than 14%).

      Most financial planner say if you have a big assets, and you take 4% of that every year, you will be able to keep it that way and beat the inflation.

      4% of 43,000 is about 1720, Which means, it will be enough to cover your 300k's MF plus about $70 change left.

      So, you have 2 choices
      1. give money to them, left them claim they will keep the benefit forever, and enjoy last min discount and upgrade, while you will have to pay the MF forever. And know you loss that money forever

      2. give money to a mutual fund, or US government's 30 years bond, or annuity and insurance company. You will have your MF paid by whoever you put money into. If one day you need money, the 1st 2 will give you money back (but it is not guarantee it will be the same amount), the last one will be a little difficulty. You may need to pay some tax on the earning, which may mean you will still need to pay certain amount of MF.

      Don't know about you, I am assuming whoever control his/her own resource is the one that is more powerful.

        I did the math and yes it is totaly not worth buying via developeer.
        When we checked in and got invited they said it is not TS presentation,
        they just want our feed back on the resort....Yah, so much for that.
        Wont trust these people any more.

          This thread began with a question resale or developer? The truth is that all of the resorts we enjoy are available to us because of developer sales. On an individual basis I would tell anyone who asked about the advantages of buying resale. But I'm very thankful for those who have purchased from the developer through the years. We have been to 40-50 Wyndham timeshares and many RCI exchanges. Like most people I seek out the newer, more luxurious resorts in popular locations. I've already booked three new resorts for 2010---Glacier Canyon, National Harbor, and the new Shawnee, Pa.

          I don't agree with the pressure to buy that timeshare sales people use, but I love having new resorts and they are only built when sales are made by the developer.

            Many TS systems use this tactic. "No it is not a TS presentation but a owners info meeting" LIE!!
