  • Selling vacation or points

    I am a wyndham owner and we have points that I am thinking of selling points or vacations to help pay the balance of our mortgage. I am new to this forum. Are there discussions on this already I can read? Or new advise?
    I am trying to figure out the best way to do this.

    Don't expect you can get too much help on the mortgage.

    You have few choices
    If you rent yourself
    1. Find a strong demand place and week (usually it will need ARP) and ad it. Week with holiday, or local festival, or special event.
    2. Find a decent demand place and week, and point cost are relatively low usually because the different school system for example one place is off the other is still at school, Spring break, beginning of summer, end of summer), but it has relative demand. and ad it
    3. If you are gold+ VIP of sort, you can work the last min to try to get discount and upgrade and ad them.
    4. Find someone you know, and what they want and try to get that week.

    If you go through Wyndham, you can talk to ExtraHolidays, it usually charge 40%+ of whatever they can get. So you usually end up need to pay some of your MF

    If you decide to work with some big renter, they now probably will ask to access your account, don't know what kind of % you can expect, but I believe you will need to have very low MF in order to make some income, otherwise you may need to pay some of your MF.

    Does not matter what you do, if someone contact you and claim they have someone in hand but need you to pay them commision in front, don't do it. Repeat, don't pay any front-end cost.

      1. If I book ahead and do not get a renter I lose the week or need to cancel - could be taking a chance, however could be could if the right choice of dates and location
      2. Will look into this
      3. I am VIP and usually forget to check but did once and got upgrade but no points discounted
      4. This is probably best option. If someone needs a place I can check availablity and book in their names

        Look at your use year start date, and need to find the date that gives you best chance to test most of the scenarios

        get ARP that is at earlier of your use year, so you can cancel it before 15 days. Than try the less point best return route or try short term discount upgrade route

        with VIP, it does not help you too much, you will have limited transaction, so you have to try to ad your rent at as many places you can find. You can not allow cancel and rebook too many times.

        You can always try that on people you work with, even when you are in process renting the reservation.

        Good luck, economic is getting tough, not better than last year.

          There are a few web sites available that may help you with advertising accomodation for rent. I have rented AVC points through vacationclubresales.com.au. You are directed to other members who are looking to sell or rent out their membership. I tried the timesharemarket.com but did not receive a response to the enquiries I sent except form other timeshare marketing companies.

          If not, I suggest you book your accommodation well in advance for a popular time of year in a popular location then advertise the holiday accommodation for rent. Ski resorts generally get you a better return.

            why a specific time/place?

            Why do you have to say a specific time/place? If you sell to another wyndham owner, you can just transfer points into their account, right? That's what I did last year.

              You can no longer transfer the points. It get banned this March. You can still list you have point to rent, and than do the reservation and GC when people calls. Which will be #4.

              ps. I saw you are WM owner, not sure if you can still transfer credit or not. I believe you still can though.
