Wyndham wants me to convert my fixed week into a UDI, need information

      He left a message for me and wants me to go back and sign a paper that said I was offered the opportunity and that I understand I have a fixed week. I am just blowing it off.

            OK, i know this is an old thread...but i just bought a fixed week and since everyone in Wyndham is now points owners....all the information about Fixed weeks seems to have disappeared into the black hole of the internet...I CAN'T FIND ANYTHING!

            What kind of control do fixed week owners have over management/operations/fees that points owners dont? Also, other then getting the same week every year...are there other benefits to owning fixed week?

                Basically, fixed week or deeded week owners have voting rights. UDI owners give their voting rights to a trust manager. Generally speaking, trust managers do whatever the developer says is the best thing to do. Thus, with a trust ownership, you're just along for the ride.

                If you're a fixed week owner but the trust has enough ownership voting rights, they can easily trump the fixed week owners by out voting them. So fixed week owners don't really have much power unless they can organize, vote in accordance with each other and out vote any trust interest controled by the trust manager.

                  I was under the impression that UDI owners still retained voting rights, but that CWA owners did not. I could be entirely wrong about that though; I have a converted fixed week.

                    I don't vote...lol....Well, I want you all to be comforted in that my fixed week is at Kingsgate and I called one of the people on the board (?) I do not remember exactly who she was. The answering machine picked up and I left a message. Later on the person called me back and let me know that if every I come across a sales person that I find is being missleading or trying to instill fear in me to make me do something I feel uncomfortable about that I should report them. She said that Wyndham does not want their owners to feel uncomfortable and that salesmen who intimidate should be repremanded or fired if they continue to treat owners that way. She wanted to know names, but I did not remember the names of the salesmen/saleswomen who told me these things. I had the same insident when I went to the Smokey Mountains and then again when I went to Bonnet Creek. The salespeople were trying to scare me into turning my fixed week into a UDI.

                      I bought a fixed week 27 at patriots place...i know its not a high demand resort...but i like the place

                      The problems finding out what a fixed week entails....well besides use of that one fixed week...i read something about no guest fees for fixed weeks...and now i think i'm finding out that i'll have voting rights with the HOA....

                      The original Contract should at least spell out what was originally promised, though i know somethings have changed, FAX, Etc., Right?...The seller couldn't get me a copy of the original contract...he was a PCC and i got it for $1...is this something i could ask from the resort once i've got the week in my name? I figure it'll be easier to find out what they've taken away instead of asking what was originally included

                        You're probably correct. I'm not terribly well versed with Wyndham.

                                It also depends on the size of unit: studio, 1bd, 2bd, 3, etc. Just to give an example, I have a reservation this July for a one bedroom at Wyndham Canterbury in San Francisco for 4 nights (Mon-Thur) for 144,000.

                                Generally the newer resorts are more expensive. Stays Sunday-Thursday are cheaper.
