    I understand fully the UDI points that I own at Bonnet Creek. I also have a fixed week that has been converted to 203,000 points. My fixed week is week 49 at Kingsgate.

    As far as I understand that now that my fixed week does have points to it it is a UDI. Am I correct?

    How does this fixed week at Kingsgate that I own differ from the points that I own at Bonnet Creek?

    Is owning a fixed week not a good thing to do?

    Please shed some light on this property. I just want to understand the ins and outs of it so that in the future some crafty salesman can't take advantage of my ignorance.

    No.

    First, understand points are points. UDI v. fixed week only deals with how your ownership in the resort is established and recorded. With a fixed week, you are deeded a certain size unit and a specific unit no. for a certain week of the year at Kingsgate. Kingsgate also conveyed ownerships later as it expanded into other new sections using a Unidivided Deeded Interest (UDI) deed whereby ownership was established as a certain number of points the person bought divided by the total number of points that represent all of the ownership points of that particular section of Kingsgate that is conveyed by a UDI deed. For example a 126,000 point deed would show the owner have a 126,000/5,000,000 point ownership interest.

    To get points for a fixed week, an owner assigns the deed, unit and week to the Wyndham VOA trust in exchange for points.

    The Wyndham VOA trust holds points from the UDI deed and from the deed that was assigned from the fixed week owner. Both give the trust unit inventory.

    So, you first need to understand that an UDI deed does not establish a different kind of points from the points you have for your fixed week being assigned to the Wyndham VOA trust.



    How does this fixed week at Kingsgate that I own differ from the points that I own at Bonnet Creek?

    The points are the same. The only difference is during the ARP for Kingsgate, a converted fixed week can only reserve the unit and week assigned to the VOA trust. In your case, week 49. However, by assigning the week to the VOA trust, you now have a little flexibility because now you reserve 3, 4, or 7 nights. You are not limited to a fixed week of 7 nights. Any points you don't use during ARP can be used during the standard reservation period at any Wyndham resort.

    With an UDI deed ownership, your ARP is not limited to a certain week. You can try to ARP any unit you can get at any time. That's the main difference.



    Is owning a fixed week not a good thing to do?

    You'll love this, it depends. Example: say you own a 3BR lockout with MF of $800 at Kingsgate. If your fixed week is a red week and gets you 231,000 points, your MF will be $3.46 per k. If your fixed week is a blue week and gets you 154,000 points, your MF will be $5.19 per k. Say, UDI deed owners are paying $4.50 per k. You can see that the converted fixed RED week is a much much much much better deal as far as MF. A converted red fixed week that gives you lots of points can be one of the most economical MF in the Wyndham system. So depending on the week and unit size, converted fixed weeks can be really really good, or really really bad.


    Please shed some light on this property. I just want to understand the ins and outs of it so that in the future some crafty salesman can't take advantage of my ignorance.

      Thank you very much. I see it more clearly now. I'm guessing I must have pretty close to a red week at Kingsgate if I have 203,000 points for it.

      So, buying a week this way may be a more economical way to go when buying from Wyndham.

      Anything else I need to know that I haven't thought of?

        Look at the Wyndham Points Charts.

        203K points equates to a 3 BR Lockoff in "High" time, weeks 12-22 and 35-50 for that location.

        I thought I ran across a thread of yours re Smoky Mts somewhere and you weren't looking to buy additional, not the case?. I have been catching up on messages after being away on vacation so may be confused after running through a weeks worth or so.

        Don't buy from Wyndham, resale is the way to go.

          No, I am comfortable with what I own at present. This 203,000 points in a fixed week is what I own already. Perhaps in the future I'll buy more, but for right now, I'm good. And I must say I do love my timeshare!
