  • Kingsgate Maintenance fees

I am at Bonnet Creek and went for an owners update. I wanted to see if I could learn more about the new RCI changes. Anyway....the salesperson at BC is telling me that the mf will go up $65 in 2012 and that I should trade in my fixed week and buy something UDI. Well, of course I didn't freak out and buy something. I figure if it is true, I'll find out about this time next year when I get my mf update from Kingsgate. OR...someone on this forum can shed some light on this information. Is it true that in 2012 the mf fees at Kingsgate will go up $65 a month in order to pay for all of the recent renovations???? Any information would be appreciated! Thanks and have a great New Year! I'm going to spend my New Year's Eve at Magic Kingdom!

I have no idea about the MF's but nothing they say is true so don't do anything just yet especially with them.

And I gotta say I'm so jealous. NYE in Magic Kingdom.
    Have a great time.

    I've gotta work tomorrow morning.

Don't buy retail and 1/2 the problems go away. Be careful with the rest

Kingsgate just completed a 3 year special assessment for a total unit renovation and, supposedly, have realigned the reserve collection to prevent future SA's. Therefore it is unlikely there would be any big jump in annual fes there (unless they really didn't up the reserves to the required level & plan to do so in 2012 - I didn't study the most recent bill hard enough to know if that might be the case).

Anyway you already know that no matter what plan the sales weasels com up with it will be at an outrageous price. You can NEVER get a good deal from Wyndham retail - you must work out your ownership/purchases with resale points or weeks to get a good value. Period. NEVER buy Wyndham retail.

They already collect 3 years' SA for recent renovations.

None will know the MF of 2012 until HOA meeting, which will not happen at maybe sept 2011.

If a salesman says it- it is most likely a lie or only a partial truth.

LOL....every time the salesperson walked away from the area I kept tellling my husband "on timeshareforums.com they keep saying that when a salesman's lips are moving they are lying" ....thanks for that.....it is for that reason we refused to buy the pitch they were throwing us!

We own a 3BR fixed week at Kingsgate and what others are saying is true about the completion of the 3 yr S/A. I cannot imagine the need for another big jump since they have aligned their budgeting process to take into account the reserve needs of the future.

It's unfortunate that the sales reps use b/s scare tactics to make their's look better.
