    Hello, just came across this forum tonight while trying to find out a little more about timeshares. The wife and I stayed at Wilderness at the Smokies last week and talked to an agent about buying into Wyndham. Everything sounded good but I like to do research before buying anything.

    They said that we could vacation anytime and wouldnt have a set week which is good for us because we usually aren't able to vacation the same time every year. Also liked that we could use it for short stays and not a whole week. I just have a few questions about how it all works.

    If we bought there, would that be where we own at? Also what does that really mean? One package that he showed us, I think it was about 125k points for $9k over 5 years, with about $75 in maintenence fees. I've read in my short time here that buying retail is not the way to go, though. How does it work if you buy resale, since it is a deed. Do you have to pay yearly property taxes on it also? Also, after it is payed off in the 5 years, is all I have to do is pay the monthly fees and my vacations would be paid for? Finally, what would be a good amount of points to buy (we mostly go to Myrtle Beach and Gatlinburg/Pigeon Forge)?

    Also, just browsing on ebay and seeing people selling 126 point for $100 or less. Just don't understand that. Could I buy that and just pay the maintenence fees, which are usually $1500 or less a year and vacation with that the rest of my life? Could someone clear that up for me please and explain how it works.

    I know thats a lot, but I'm just very new w/a lot of questions. Thanks for the help.

    Wyndham at RESALE pricing is a great deal. You should look for 240,000 to 300,000 ANNUAL points to allow the most choices. Where you buy means little except you get an advance priority to reserve use time at that resort only (except for Myrtle Beach that isn't all that necessary) and it sets your annual fee level. VERY important as if fees are too high the value of the use drops.

    NEVER buy retail - so what you buy will be paid off when you buy - all you'll owe is the annual fees going forward. You can find all the points you'd ever need for $.01 each or less - many are now offered just for closing costs!

    It sounds like you want Myrtle Beach so find a resale there & enjoy. It is a great system and a good value but ONLY if purchased resale.

      For at least few years, you may consider just renting from owners especially those with platinum. You don't have the worry that the company may change too much rules that you can not use it, plus the potential MF increase.

        I agree with the renting Wyndham weeks, We rented a week at the Wyndham Beachwalk at Waikiki Hawaii last April for less than the M/F. The owner that rented it to us rents 12 weeks a year as he has a ton of points.

        By renting you have no obligations and it will give you a chance to try it out and learn all you can about timesharing. The deals are always going to be there so there is no need to rush into anything.
