  • Points ?

Are Wyndham points...just points? Does it matter where you own? Are the mf's based on pt amount or location. Advantages of owning where you actually want to go?

In general, points are points. But there are situations in which you home resort is important. Mfs are based on the location, for example $5.50/1000 points. So the mfs are a product of your number of points and the resort where you own. The advantage of owning where you want to go is that you have ARP (advance reservation priority, I think), which is the ability to make a reservation at your home resort at 13 months out, instead of the regular 10 months out.

I've never been to the resort where my points are deeded. If the ARP is important to you, that should be part of your decision.

My points are $4.50/1,000 and I know people who have points that are close to $7.00/1,000.

Where you own really matters for both cost of ownership and ARP.

I don't think you can get into Oceanside Pier with RCI points. The only way I know of to get in there is:

          1) make a reservation with your own Wyndham points or renting a reservation from someone with enough Wyndham points (nothing available June, July, Aug 2011) In prime season a 2 bedroom is 238,000 points

          2) Exchange through RCI weeks (I've never seen any actual availibility)

          3) Rent through RCI Extra Vacations (availability May, June, July, August 2011), price 2 Bedrooms 6 (4) $2,399.99

          4) Rent from Wyndham Extra Holidays Price for June 7 days 2 bedroom, $1871.67 (web only price) You don't have to be a Wyndham owner to buy these and you can make a reservation for less than 7 days.

Hope this is of some help.

I would suggest checking with bnoble, mshatty and Jya-Ning about availability here in the summer - I know Myrtle Beach summer is VERY hard to get and having ARP 13 month resie there is a good thing.

Summer in Coastal California might also be one of these difficult resies so best to check with them if you need to have the 13 month ARP - if they say no, then look for a contract with maint fee under $5.50/1,000 pts.

Live in East coast, I don't usually check west coast's inventory, but summer in south California, face beach will be taken very earlier.

Just another thought....have you ever stayed there or visited?
Before I would make a financial commitment, It might be wise to stay there for a week at the time of year you would like to go.
If you and your family all like it, then make the move to buy.

Thanks for all of the info. We have stayed in a resort at that beach last year, not this one but we went by it and it looks very nice in a fantastic location. So would you say that getting an EOY at this resort to use, not trade would be beneficial to me? Resale of course. Is there a list somewhere of Wyndhams fees?

There is probably a "stickie" at the top of this board with a link to the Wyndham Owners website - it has lots of the info you need. There are owners there that can answer your questions about whether you need the ARP to get into Oceanside....I am not sure where u live, but sometimes it is also worth being able to make a resie at 13 months to get FF tickets, etc.

And if you want to go to this resort only EOY, then whatever happens, only buy EOY....don't get stuck with more then you need.

Start looking at ebay - set up a search and get an email every day to see what this resort goes for.....the right deal will come along.

If you are thinking of EOY, I suggest wait at least 1 more year. Tight now Wyndham has changed its way to calculate club due, make EOY become extra high cost than EY. If they did not change it back, I suggest you forget about owning, instead just rent from owner that own that resorts.
