    Newbie here...

    I am looking to buy (resale) into the wyndham ts system. Before I do...I want to see what maintenance fee increases others are seeing. I thought I had come across a thread listing members increases....but can't see to find it.

          Wyndham Maintenance Fees, etc...

          I wanted to jump in on this. One misconception of people new to Wyndham timeshares is a point is a point is a point... Wyndham sort of hammers this in that "oh, the points are all the same!". Well, they are not.

          One thing I advise when buying secondary market, it to actually check the cost per 1000 points. There's a wide range, everything from a little over $2 for a resort in Hawaii, to upwards of $7 at some resorts with high seasonal traffic. The above linked list on the second or so post in this thread will take you to a download of fees from 2006 - 2009. Some are still showing annual rates, and I'm assuming these are based on some formula. But the other rates shown are per thousand.

          I recently had a resort trying to get me to convert my La Belle Maison ($4.19/K) to Nashville ($4.99/K). We declined.

          So even if a million point program on E-bay is $1... check what the cost is per K before you buy.

          AND: Don't buy bi-annual, I don't care how cheap it is. You get dinged for program fees on the full points, not the average. Currently this rate for 2011 is $0.53 per K. My 210K bi-annual at La Belle Maison is costing me like $111! They are not charging me on 105 "annual" points, but the total points of 210K. So be careful for this scam. Their reasoning... they have to pay your RCI each year, etc... I question why we don't get a credit for the RCI, if we own multiple resorts, but that's another thread...

            Actually what Wyndham is doing should be considered illegal. When I trade out to RCI I now get less for my points than I did before. I am not grandfathered in I guess even though I have owned for 20 years. They are making it harder and harder to get to places and I am not real happy about it. Fees go up but what I get out goes down. Does not seem right. I am just going to quit paying my fees I guess and they can come after me if they want to.
