    Maintenance fees are maintenance fees. If I say MFs have gone up at a rate higher than 10% then that's exactly what I mean. I can tell you now, that the actual rate is at 12% - since 2005.

Jya-Ning just showed you that the increase rate for Marriott was actually negative during the time period you mention, and you're stating that it was a double digit increase!!!! Wow, hmmmm... who should we believe here? The guy that is actually quoting something real or the guy making statements out of his _$$ all the time. How come you never respond to the facts?

          I would not normally jump in on something like this, however feel that it is important for me to point this out.

          As has previously been said, others have SHOWN where there numbers came from. You are simply spouting of that 10% is a joke. Where are you looking? If you are goining to argue, provide actual numbers that are lower than this and the reliable source they come from then maybe people would believe you.

          I am not a cynical person, what people are asking is for you to provide proof rather than just speak to hear yourself speak.

          First, the 10% number is laughable. I'm looking at the history of 12 fees in one of the highest taxed, most visited, salt air affected places on the planet and 10% is a joke.

            You know Ace, when you just repeat something that somebody else said without having the raw data or the parameteres of said data in front of you, you can get yoursewlf in trouble.

            Then again, you're so deceitful, and desperate, that you probably don't care.

            You sure you're comparing likes to likes?? You're not.

              Gandalf, just so you know

              I'm sitting in a community with 8 resorts. 2 others are just across the bridge. We're a Wyndham hub so all those numbers can be had.

              All you need do is pick up the phone and ask what the numbers are. Can't be any simpler than that.

              Instead, what we get are two simpletons intentionally trying to make things look not as they are. That's sad really.

              If this is supposed to be a forum for bitter liars, advertise it that way. I find a lot of the posts here offensive and insulting. A lot of good people get demeaned and that's seems to be ok with some of you.

              When that's not going on, snippets are used to be presented as realities. We even had a case where imaginary people with no names were given credit for "bona-fides". You're kidding right??

              Here, Ning takes something out of context, Ace intentionally misquotes a link about a study where he presents someone else's wrongful conclusions as his own.

              Pretty pathetic if you ask me.

                  If it is so easy, why have you not told us what numbers you got? Nobody, at least not I have said you are lying but you have still failed to show good hard evidence. There is a saying "believe none of what you hear, half of what you see, and that my friend is true reality". The proof is in the pudding, which you still have not done.

                  I would also question the numbers of only 8 resorts, in a "Wyndham Hub" First off hardly a cross section or good representation. Some management compies are better that others at monitoring the rise in MF's.

                  As for whether or not this is a forum for "bitter liars" it is what ever you see it to be. However, if you do not like it we suggest that you just leave. You are either a part of the solution or part of the problem.

                    By the way, since you claim you are in the Wyndham hub. Go to forums.atozed.com, it has history of MF for the last 12 years. It sometimes has SA, but sometimes, does not, you can look to see if your 3 to 4% hold.

                      We've already been told that imaginary people have access to not only inventory, but computer systems. We've witness your attempt to mislead. We've listened to Ace deman people without cause. I'll take the raw data any day straight from the source.

That being said I have wasted enough of my time, as you clearly have not read anything and do not have understand critical thinking skills whatsoever.

                            If this is a silly forum, why bother? You might read the forum Code of Conduct - insulting our members will not be tolerated. And if you want to drum up business, try our classifieds - the forum itself is not intended to be used for solicitation of our members. Though based on the tone of your posts, that may not be your intention. It's a shame, really. Newport is a great place and I am open to the possibility that there may be some sense in managing a local, personal service in a high demand area. But bashing a successful, helpful resource in the process is uncalled for, and counterproductive.
