    Wow...I know you guys have talked about getting TS's for nothing...But, i've never actually seen it happen before...You think they'll insist i send them that $1?

    This is my first buy....Ok, so now i'm a bit paranoid...Why didn't anyone else bid?? Its a good week, 2br lockoff in a place that was recently renovated, in Williamsburg, low end 37 TPU in RCI, high end in the 50's...IF i convert it to points, its under $5 a point....What am i missing?

    I've been studying the point system for so long thinking i was going to buy into there first...i have no idea about Wyndham fixed weeks...Beyond No Guest Certificates...and obviously always being able to get week 27...what other changes are there to fixed week ownership(i know i can't trade or use the internal system)

        I believe Williamsburg usually will rent late unless you do a lot of ad effort.

        I mainly use it for RCI exchange, person use, previously because it give me a way to check RCI inventory, so I can deal with Wyndham invisible deposit issue. Now, with new Wyndham exchange ratio, it probably will be my main exchange tool.

        At this moment, yes, it is that range. But RCI is know to make change all the time. So while you can enjoy it, take advantage of it, but don't expect it to be there forever.

          Congrats!

          I've been wondering about buying cheapo points on ebay and just trading all the time. So many owners have told me to only buy where I want to stay, though. So, I am very hesitant. Let us know how it works out for you.

            Williamsburg is overbuilt and they are still adding timeshares. Patriot's Place is an older resort and I really don't like the way it was laid out. Only great timeshares and timeshares in harder to get locations are selling for anything nowadays. July is not a time I want to be in Williamsburg---hot and rather crowded. Despite my reservations, it looks like a pretty good find.

              haha...i love ya tony...definatly sounded like you thought it was a good find in the post! Worst case i'll use it this year, and put it up July 12th for sale for free....

                  Yup just noticed there are a handful of Fixed week patriot place Weeks up for $1 on Redweek...

                  Guess it wasn't that great of a deal what i got...hell atleast its a week i can use in a location i can drive to...and the MF's are reasonable

                      Say what you guys want about Williamsburg - but for the moment I still love mine.

                      3BR lockoff at Kings Creek. EOY.
                      Split into 2BR and 1BR.
                      Deposit both with II and get ACs for each.
                      Would pull DVC when with II so trading power was good
                      So EOY I pay around $600 in MFs and get 4 weeks out of II.


                      Next year - I will be depositing one of the units with RCI so I can get back into the DVC game.

                      Will this last forever....probably not....but for now. I'll take it!

                        I think there's a couple of reasons there weren't any bids.

                        First, I think the add may have been poorly written. They are advertising a week 27, which should be a summer week, as a white/yellow week. If that's a summer week in Williamsburg, then I don't believe that's a low value week.

                        Second, this is a fixed unit/fixed week in a system that's gone to a points based reservation system. Someone looking for Wyndhm is likely to be looking to add points to give them flexability within the Wyndhm system of resorts. Fixed week/fixed units are very old school and the least flexible of the timeshare types.

                        Finally, it's Williamsburg. As mentioned, Williamsburg has become overdeveloped BUT, a summer week still holds value. Despite the number of resort weeks available, summer in Williamsburg should hold value.

                        To be honest, if I were looking at this add, I'd be skeptical and move onto the next add. What bothers me is what I believe is a contradiction in the add showing this week as a summer week but it's value as a white/yellow week. I'd recommend watching the paperwork and deed very carefully to be sure you're really getting a week you can use and not the second week of January.

                            If it's a week you will use in a location you can drive to with reasonable MFs, paid for 2011, then it's a pretty great deal for you. They're out there b/c of all the people who find the MFs are no longer worthwhile as their needs and circumstances change. If your upfront cost is low and can be amortized to pay for itself in a year or two of usage, you're in good shape. Here you are ahead of the game. Enjoy.

                              Keep in mind if you have any reservations about buying this unit that real estate auctions are not binding on ebay so you can still back out of this if you really are having buyers remorse.

                              Don't know much about Williamsburg but it seems that week 27 at alot of places is the week to own. Congrats.
