    Im currently looking at a wyndham timeshare in Kauai. When I asked the seller how many pts were associated with the timeshare he said it was floating weeks only. Does this mean I can only trade my weeks on RCI and tradingplaces.com and not use other wyndham timeshares? I thought all these accounts had a pts value

    No.. Wyndham resorts have been sold in many ways. Both fixed and floating weeks as well as points. There are also converted weeks contracts that give a point allotment even though the deed still shows a week and unit. If you purchase a weeks ownership, exchanges would have to be done via a third party exchange company.

    If you prefer points, then simply purchase a points contract. There are often very good deals for Wyndham priced around a penny per annual point. For example, I just say a listing for Hawaii that offered 1,216,000 even year points deeded at Royal Sea Cliff on Kona priced at $6,500 plus closing.

    If you want points, take your time and identify the allotment you'll actually use. Try not to overbuy, as you can always look for additional contracts at a later day.

      Rikki's right. If you want, I can go over with you the differences between resale and "developer" points, so you have a better idea of what's what. I am a Wyndham Rep & I do sell timeshare, so just be aware of that. I'm not going to try to sell you anything, but I will give you a rundown of why developer points might interest you more than resale. It's up to you. Just try to get as much information as possible before getting into either.

      But the major thing is getting into the RIGHT points package for the way you vacation. Especially because resale ownerships can never be traded, so you won't be able to make any changes to your deed (location, etc) without having to basically buy another one.

      EDIT: The only reason I'm even offering this is because I'm assuming you were considering buying from the developer and not resale. If you've made up your mind that resale is the only thing you would consider, then you don't need me ^__^

        I already have some resale points and would be interested in reading the advantages also. Approx what is the cost per point retail?

          Wyndham points or RCI points? Wyndham points at full price run 220 per 1000 deeded points, but I've only seen somebody pay that a couple of times (because they had been so heavily discounted in the past we couldn't discount again).

          I'll work on an ORGANIZED explanation of the benefits of "True" Wyndham ownership today. I could spout off about how great the program is, but if you're looking more for information than sparkle and shine, I'd rather have it readily accessible and easy to sort through and review.

          Basically it all comes down to long term cost of ownership though. I may have paid 20,000 for my ownership, but I'll pay less in the long run than a resale owner would for the same level of ownership.

                  Thank you for all the info. Many of the items you described are available with resale purchase also. The VIP perks are not.
                  So for $20K what level VIP are you?
                  If someone already owns some resale points and is thinking about VIP how could this be accomplished? What is the average cost per 1k points?

                    I own 238k points. I'm VIP temporarily, but as I'm single and only vacation once a year typically, I don't really need to be at a permanent VIP level right now.

                    The cheapest way to be VIP through Wyndham is via the PIC program. You only need 77,000pts to PIC a week from RCI. You can get up to 254,000 pts for a 3br/4br, so if you were to purchase a 77,000pt deed from Wyndham and enroll in the PIC program (89.00/yr) you could enjoy VIP priviledges for a third of the cost.

                    Edit: Do resale owners pay fees every time they make a reservation? If so, how much do you typically pay per night?

                      Resale owners do NOT pay everytime they make a reservation. They get reservation transactions just like any other "TRUE" Wyndham owner. Anyone who owns Wyndham, whethor from a developer purchase or a resale purchase is a "TRUE" Wyndham owner. The maintenance fee money is the same color green either way.

                      I also hope you didn't finance that $20,000 purchase because if life happens to you (ie job loss, health issues, divorce, etc) and you have a difficult time making the monthly loan payment (on top of the monthly maintenance fees), there is no way to recoup ANY of that $20,000. If you didn't have to finance it, than that is absolutely wonderful.

                          JBL: we were looking at the Bali hai in princeville its actually off the ocean a bit closer to the golf course So i doubt sunamis or anything ever reach it. We went in Febuary on a deal from Groupon where they basically sold us a week through tradingplaces.com at any resort they had left within 60 days of travel. We really liked the resort but never really got any pricing from the rep because we said right from start to finish that we werent really interested. The sales man talked about pts and there uses alot but since we never got the pricing grid we didnt understand that they arnt included with all purchases

                          We were in the hottub one night and a couple we were talking to told us they had bought there annual ownership on Ebay for a buck. So we had been watching since we got home for one that met our needs. I had found a 2 bedroom unit floating week annual usage with this years time still availible. The seller was willing to take a dollar but we would pay the fees for this year. he had already payed the fees so he was willing to deduct the closing costs and escro out of the fees so basically we were paying for this years usage but the closing costs were covered.

                          When I asked how many wyndham pts would I get if I traded my week into wyndham he informed me that it wasnt pts eligable so I was suspicious that I had missed something along the way, thats why I asked on the forums. Thanks for the help.
