Even if they are shills I find it very unlikely that it is the same individual (the posts are coming from different locations: Williamsburg and Fort Worth). I am probably one of the most skeptical posters on this site, but in this case I'm willing to give them the benefit of accepting what they are posting at face value.

Regardless, this would be a good discussion to have as it would likely be very educational for readers..

However, the real risk here is to SBKYoshi. As a resort salesperson, truly believing in the value of the product makes it much easier to close your prospects. If this discussion shakes that belief- it could have a real impact on your future sales and income. Because of this, my personal recommendation to SBKYoshi would be to stop posting and stay away from online forums. They may be good for your soul, but can be very hazardous to your current employment! Follow your pitchbook- and simply try to be as honest and open with your tours as possible based on the information you know (you should not try to learn too much about resale).. Once you know strategies for buyers to acquire platinum VIP status without spending $100,000- you will be in a personal bind. If you are honest with your tours, and start pitching PIC or even final bundling- your sale numbers will decline and we all know the end result when that happens.

If you truly want to continue with this discussion, then keep reading.............

Are you sure? You may want to sleep on it and reconsider tomorrow!

Ok.. I did what I could to change your mind..

There are many buyers that for one reason or another really want to obtain the VIP status. I have referred many buyers over the years directly to resort sales personnel for this process.

However, there are quite a few ways for a buyer to do so and to save TENS OF THOUSANDS OF DOLLARS!

Often, the buyer will either purchase a large number of resale points, then make an additional purchase directly through Wyndham to wrap and upgrade the entire point allotment into a single VIP deed.

Or they will utilize the pic program as indicated by SBKYoshi. I manage rental accounts for several Platinum VIP owners who achieved their VIP status through PIC- often buying the 4br villas at Massanutten as the best bang for the buck on acquisition cost, PIC equivalence, and maintenance fee.

A final way for this to occur is for the original owner to have the developer points deeded into a LLC or a trust. Then, all a resale buyer would have to do is become the administrator of the LLC or trust and all the VIP benefits remain since there was never actually a change of ownership.

As an aside- creating an independent LLC or trust which contains only the timeshare intervals in an owner's portfolio is something that I often recommend as it can provide a huge upside both with possible later resale and/or probate concerns.

While I think Rikkis' post is an informative one, maybe it should be moved to the Wyndham HOA forum so it is not so public.

      Just a thought.
