    They have some of the best sales teams. I used to be one not long ago and there training...well dont get me started on their training its a complete brainwash about how to be convincing while telling lies. That is one reason I no longer work for the company amongst many. As you should all know many of the sales guys do not know what is a lie or not.

      Please give me an example. Wyndham doesnt have the ability to rent out weeks or points because that would be conflict of interest as to they are inventory management. Problem is that this company takes 40% of whatever it rents for if it rents and you pay taxes on the total. Not your best option. Other resorts like Diamond do things very different when an owner of Diamond gives up there week to use at points or to exchange.

        RCI, of course, rents out exchange system deposits to the generall public, which they have been sued over a couple of times. Wyndham, of course, cannot legally rent out member owned inventory, but it can rent out developer owned inventory, and in a floating week or points based system, they can cherry pick what they choose to rent to non-members to maximize their return. DRI does this through rentals at II. I would suspect Wyndham would do this through the RCI system.

          As to my understanding they do not control what might have been this situation in the past. I'll look more into it.

            You are looking for info about "Breakage Period" policies. This is a window of time when the developer has the right to take units from the timeshare owner inventory for developer and association rentals. Outside this window, the developer must keep timeshare owner inventory in a separate bucket.. However- there are always ways for a developer or mgmt company to blur the line by renting maintenance units, tweaking usage ratios to create more developer controlled units during peak holiday rental periods, and even simply playing the margins by overbooking with the belief that a percentage of owners will just not show up (this is a common tactic in Mexico where overbookings are far more common than in the US)..

            When you are dealing with Wyndham specifically- you'll see these policies in place when the developer creates "holds" on owner cancellations, when the developer cancels "overlapping" reservations under an owner, and when the units that are supposed to be kept empty for "scheduled" maintenance weeks are used for overflow rentals.

              We purchased a studio at Bluebeard's Castle in St. Thomas is 1998. It is a deeded property which we own out-right. We have been trying to transfer ownership to a company that my parents successfully used 3 years ago. We have bee working with Transfer on the Spot for over 2 years. Our account and $2000 is now on "hold" because we can not proceed the deed to our property... Well, as is turns out. The property has yet to be deeded. So NO paper deed can be produced!!! TOS can not assume ownership with a legal transfer.

              I found out that Wyndham now owns Bluebeard's Castle. Wyndham, to date has been another thorn in my side. No one has an answer. Apparently, Wyndham "filed" in St. Thomas for deeds... Surprise!! There is a 2 year back log!

              Any thoughts, ideas, comments...
