    With price close to year MF, how many MF is needed at closing is important.

    I just assume all the prepaid MF is justify to the point. However, some of the MF does not seems justify. Like use year start Oct, the point you will get is from Oct 2008, yet, you are redeeming MF from Jan to Oct 2008.

    Some of the ad read like a converted week, yet, it says nothing about it.

    If this little stuff is important to you, make sure you ask seller.

    Some of the bidders probably don't realize they are bidding on a EOY contract

    Read the ad very careful before the bid, although eBay is no binding.

    The highest one is Westwind 25k contract ($21.96/k). Closing cost eat all. The lowest one is Kingsgate 189k contract ($3.18/K), it does have very high MF repay ($1,246), that is SA +MF.

    There are very few does not get bid although they look very reasonable to me. No idea why they did not get bid.

        Short comparison Oct 2008 vs Oct 2007, Oct 2006 and Apr 2008

        10/2008 covers 7 days
        use (bid price + closing cost)/total points

        Avg is $8.27/1K, Standard Deviation is $4.57/K, max is $27.26/k on BC buy-it-now, min is $2.76/K

        Compare to other Oct
        2007 is avg around $11.96 per 1K (highest $24.61, lowest $3.93, standard deviation 5.00)
        2006 is avg around $17.59 per 1K (highest $28.75, lowest $8.99, standard deviation 4.80)


        Compare to April 2008
        4/2008 count 7 days, has 32 completed. Avg price is $11.05 per 1k. Standard deviation is 2.90


        You can copy the whole list into Excel, and select menu "data" -> "text to columns", and use - as common delimiter

        1st column is the resort name, 2nd is point size, 3rd is the final bid amount, 4th is closing cost (add resort transfer fee), 5th is MF, 6th is the bidding end time, 7th is a comment I just write down randomly.

        at cell J1 (column J, row 1), you can use this formula
        =LEFT(B1,FIND("K",UPPER(B1),1) - 1)
        Than at K1 use this formula
        =IF(ISNUMBER(FIND("(",B1,1)),0.5,1)
        Then at L1 use this formula
        =(C1+D1)/(J1*K1)

        It will give you the purchase price per K point (bid price + closing cost)/total points * 1000.

        You can play with them.

        I use excel function
        =AVERAGE(L:L)
        =STDEV(L:L)
        =MAX(L:L)
        and
        =MIN(L:L)
        to get Avg, standard deviation, max, min of the cost.

        The resale price does goes down from 2005 about $30 /k to now close to $10 /k Will see what happen next year.

            My suggestion is, buy a resale contract first, play with it to see if you like it or not, after a few years, you will know how you usually use these TS than you can make a really assessment on PP and VIP. IMHO, they can be live without. And unless you reach Plantimun because you plan to use them for renting, it will not be very cost effective unless the resale cost is about 40% discount of retail cost.

            Don't forget, they can take away these benefits in one second.

            But if after you play with it and decide you have to have them, you can always go to any sale ceter and tell them you are willing to buy 1M Wyndham points at their price or some middle group. I don't know any salesman will reject you.

            Can not believe I did not answer a straight quetsion. PP stands for Plus Partnership, it allows you to use Wyndham points as Frequent Fly Mileage point (much worse cost wise), and access RCI point resort inventories

              Do I understand this correctly or is there some other benefit to buying in a specific location like Oceanside?

                Suprise probably is not right reflection. A good % of eBay contract is from PCC, which owner pays someone like $3000+ to get rid of the contract. And due to the value of Wyndham, it usually means there can not have any loan.

                Both area are new. Ocean Pier is just open last year, and being ocean front in CA, you will think it should be sought after. Although because its size (168k), it will not allow the owner to reserve even 1 week in that resort, so really has no home resort benefit. I do know a member here bought resale in that resort before that resort open at probably less than $20/k, so it is not really a suprise. Wakikki is opened in 2007. And Hawaii usually is a place somehow get higher bid. I believe 3 years ago, Wyndham Kona get like $45/k while the other eBay get $20/k. That does not mean they are more valuable point than the other resort.

                However, you usually will think that a new resort in sought after area should not come that frequently in such a short period.

                Each contract means the owner are lossing from $100 to $180 per 1K depends on if they try to negotiate with sales or not. And they did not even use their purchase at all. Pity.

                    Home resort allows you to reserve at ARP period, and the MF is tied to that. It is important only if you plan to make reservation at highly demand time slot like July 4th on beach. However, in ARP period, you have to reserve either whole week, or 3 to 4 days start or end at a Sunday. And this particular resort min. point value for even 1 BD is over 200k. If someone is within short drive, this is acceptable. But if one need long drive or fly to there, you may need 1 whole week.

                    Not going to happen once the point values is set, although they can do it. But by doing that, they need to give current owner more points.

                    They can, however change one week from say prime point requirement to high week point requirement as long as total points balance out.

                    For newer resort it almost guarantee the point value will be much higher than your old one.

                          This period saw more inventories. However, each has less bidders, most have only 1 bidder. Also, saw a lot of ad with no bidder. At one day, I believe I saw 15 ad with 10 no bidder. Even when it starts with $1. That day I saw about 6 lists start at $1. With price so low, the MF, closing cost will be very important aspect. Some of the ads ask for MF paid like to March this year, but the point does not start until Oct this year.

                            I guess the Wyndham increase its transfer fee from $100 to $125? However, the avg closing cost asked by the ad is going down from 489 (2007) to 483 (2008) to 469 (2009)

                            Forget to mention, the way I calculated the avg price is the sum of final bid and closing cost and Wyndham transfer fee. I just simple assume the MF is avg out in the long run, so whatever paid is the fair price of the point you get for that year. Of course, there are several that is not the case.

                            If you don't count closing cost and transfer fee, this year is about 3.27 per K

                                The price is still low, but look like it is lower ever year probably because of Tax Season.

                                So probably we are close to the bottom of the recession. It is up to see if it hold.

                                By the way, I attach the excel spreadsheet I used to generate these data, I have remove most of the data and left only 3 rows there due to upload constraint.

                                If you looking at any one period, you can cut and paste the data into the spreadsheet, and choice data -> " text to column" and select delimited as -. You may find some Palm Aire in the old period contains -, sorry about that, if you found that, you need to manually fix it.
