    KILL DEVIL HILLS: I understand that the litigation between Outer Banks Beach Club, an old Equivest property, and Fairfield Resorts has been settled. And that OBBC was also able to wrest control of their club house from Fairfield.

    Where did you read this? I know that this has been a very sensitive issue with some owners of Bluebeard.

        There is quite a history here. The discord started when Peppertree/Equivest was selling points after they had mostly sold out OBBC an OBBCII as fixed weeks.

        When Cendant acquired Peppertree/Equivest and rolled it into Fairfield, the HOA's at OBBC and OBBCII kicked them out as management and brought in SPM Resorts as their management company.

        Fairfield for some months tried to sell Fairfield points from the old OBBC sales office, but the HOA's would not allow them to tour sales prospects at OBBC or OBBCII. They paid Seascape to drive sales prospects over there to tour and scouted out oceanfront resorts that might allow tours. After a few months, they closed the sales office, which has now been torn down and whole ownership condos (Victoria Place) built on the site.

          Partial summary judgement

          OBBC recieved a partial judgement allowing it to communicate directly with owners instead of Equivest Club. It appears that individual owners will vote and pay maint fees not the Club.

            This may help the relatively small minority of owners stuck with the orphan Equivest/Peppertree points program escape from it. Most owners are regular fixed week owners who have always been in direct communication with the HOAs. Now those stuck in the dying points program will also have that communication. This will also stop Fairfield from having that small block of votes at HOA meetings. Considering Fairfield's mad drive for power within the Bluebeards Castle HOA's, it is good riddance to these goons.
