Wyndham Vacation Ownership Acquires Pahio Resorts, Inc. and Pahio Vacation Ownership, Inc.

    Press Release: Wyndham Vacation Ownership
    July 21, 2006
KAUAI, HI -- Wyndham Vacation Ownership, Inc., the world’s largest vacation ownership company, today announced it has acquired Hawaii-based, privately-held PAHIO Resorts, Inc. (PRI) and PAHIO Vacation Ownership, Inc., (PVO) located on Kauai. Wyndham Vacation Ownership will assume all property management, sales and marketing operations of Bali Hai Villas, Ka ‘Eo Kai, Kauai Beach Villas, Shearwater, and Makai resorts. Additionally, Wyndham Vacation Ownership has entered into an exclusive relationship with the developer David Walters to expand the Bali Hai Villas resort, which includes plans to add more than 125 vacation ownership units and a new club house.

PAHIO’s five Kauai-based resorts have approximately 20,000 owners and are comprised of more than 400 existing vacation ownership units. Since its inception in 1982, PRI has provided management and other services for vacation ownership and whole ownership interests, and in 1994, PVO began marketing and sales of vacation ownership intervals on the island of Kauai.

“As the industry leader, Wyndham Vacation Ownership will provide PAHIO with a robust platform for future growth,” said David E. Walters, chief executive officer and PAHIO’s chairman of the Board. “We look forward to joining our high-quality resorts, gracious hospitality and distinct locations to Wyndham Vacation Ownership’s portfolio of more than 140 resorts throughout North America, the South Pacific and the Caribbean.”

The PAHIO resorts are located in the northern and eastern areas of Kauai, and will provide Wyndham Vacation Ownership with an enhanced presence in the Hawaiian Islands. Wyndham Vacation Ownership’s resort portfolio will now include 12 resorts that are located throughout the islands.

“We welcome PAHIO to the Wyndham Vacation Ownership family and are excited to accelerate our growth in Hawaii with one of the most successful vacation ownership companies operating on Kauai,” said Franz S. Hanning, president and CEO of Wyndham Vacation Ownership. “Hawaii remains one of the most popular vacation destinations for our more than 750,000 owner families, and we look forward to introducing them to the wonderful island of Kauai through five spectacular PAHIO resorts and the dedicated employees who support them.”

This is great. I wonder if these resorts will be made available to Fairfied or WorldMark owners. Or, if it will form the foundation of a new Wyndham Vacation Ownership product?

It is interesting that neither Fairfield or Worldmark is mentioned as the managing companies or if Pahio will be affiliated with either one.

This will be fun to watch.

Since there are owners in the existing club, it will be their decision to see if they want to joint any system or just stay their own. And if they want, they probably want to find someone that good in bargin to find a win-win solution. Look like they currently have their own developer, so their club probably can survive for a while.

They are still processing Equivest resorts, so will take longer to know what will happen.

Will be interested to see how they sell the inventories and their projects on undeveloped lands. Maybe FF and WM will both get a share of it. Or maybe PAHIO still get all, or maybe a new name like Wyndham will get (which probaly will be hard, since there is no other support resort to do internal excahnge). With so many members that have new FF Wilkiki reservation, they can go to update to see what they actually sell.

IMHO, they will not be assocated with Worldmark. WM is pure points and don't want to deal with the deeded owners at PAHIO. On the other hand FF, has many owners of deed properties and is building the big Waikiki resort so they may be interested in PAHIO.

I hope it is not WM.....I am underwhelmed with the resorts that they develop.....now FF would be interesting.....as FF is expanding with a new Oceanside ocean front resort which is making me look further into FF.

When I read the post on the worldmarktheclub forum it SOUNDED like it would be a joint venture. IF it is a share it may work like Valley Isle.....some privately owned, some owned by Sunterra, some owned by Worldmark...

I read some reviews on the resorts...didn't sound real good. I hope I am wrong.

                Boca,
Hadn't even thought of a 3rd entity....will be interesting for sure.....

I hope they are eventually merged into FSP, but not if they make the points values as high as they are at Waikiki.

Based on this thread in tug, look like Pahio will be brand as Wyndham. Guess need to figure what system Pahio currently has. FF and WM probably will get expertist on that area to make new develope. But since Pahio's current project is given to an outside developer, it should be able to keep as its own for a while.

There's eight more buildings, a clubhouse with a movie theater, restaurant, and possible fitness room. All should be under Wyndham's name at the new "Alii" prices which include the granite counters, the flat screen tv's, and the hardwood floors (which I believe will be ruined first).

PAHIO was still selling the newer non-Alii units but was REALLY pushing the new units which I believe are selling very-slowly (part of the reason Mr. Walters wanted to sell).

Selling slow means more opportunities for cheap exchanges or rentals.
