    While here at Williamsburg, a Wyndham rep. informed us that the 140K points of Santa Barbara Resort and Yacht Club (a fixed week converted to points years ago) could be placed into our Club Wyndham Access contract. Doing so (supposedly), we would no longer incur maintenance fees on that resort. HIS WORDS


    I’m trying to figure out what Wyndham is up to. I can see Wyndham would get Santa Barbara back, to sell again. But we would no longer incur storm damage assessments. We got hit for $3000 a few years ago.
    I believe Club Wyn Access maintenance fees to be based on the amount of points in the Club Wyn Access. If so, we would still incur the cost even though we no longer held the fixed week. I know we would lose use of Santa Barbara for booking 13 months out. (We never have done so.)


    Just spouting, looking for solutions from a trusted source.

    Hi Robert,

    Were you able to take advantage of the Ovation Program to get rid of some of your points.?

    Please remember that a salesperson is always trying to sell you something, not help you get rid of some of your points.

      Wyn. will not do any Ovation on Santa Barbara Resort and Yacht Club (140k) and/or Fairfield Bay Resort (154k). Both were fixed weeks converted to points years ago and are included within our Club Wyndham Access contract.
      This rep says he can rewrite the contract, removing
      Santa Barbara Resort and Yacht Club, but leaving the 140k points. I asked him to take both, leaving 294k pts. He wasn't interested.

      We still owe on the ACCESS contract, so Wyn. will not do the Ovation thing. I could pay-off the contract, then Wyn. would give $3000 for each of those weeks. Of course the 294k points would go bye bye also. Sounds like a rip off... $6000 for 294k points!!

      Am I correct in thinking the maintenance fees for Club Wyndham Access is determined by the number of points owned?

      I can see that the $3000 Ovation would no longer be available if we do this just to be rid of Storm Assessments.

        Club Wyndham Access is determined by the number of points owned. If they take back your other two deeds and give you a CWA contract in return you would pay MF on the CWA contract which is based on all of the deeds in the CWA trust. When there are assessments to units in the trust, you pay them but they are spread out to all the members based on the units in the trust. You may not have gotten that far with the salesperson but he wouldn't take back the deeds and re-issue you with CWA points unless you are paying to upgrade at full price to perhaps extra points. You would then owe the fee plus the extra MF's. I don't see it happening for less than $8000-$20,000 out of pocket money on your part. Keep what you have.
