  • Buying Into Wyndham - How, Why, Questions to ask

    We are interested in buying into Wyndham/Worldmark. We have attended a Wyndham presentation but did not buy. The point system and flexibility are attractive but we have may questions.
    1. Is there any advantage in purchasing directly from the developer?
    2. Is the Wyndham Club Pass available when you purchase directly from a current owner?
    3. When buying from a current owner what are the questions that should be asked of the owner?
    4. Does it matter where the property is located?
    5. Do terms like "float", "season", etc. matter?
    6. After buying from a current owner, how does Wyndham become aware of the transfer? How long does this take?
    7. Where is the best place to purchase from a current owner?
    8. What are the things to look out for?
    9. Is this a good idea or not?

    Any suggestions or thoughts are welcome.

    I don't pretend to be an expert on Wyndham, but no one else has answered....
    1. Is there any advantage in purchasing directly from the developer?
    Yes, If you purchase enough, you can get significant VIP benefits that double or more the value of your membership
    2. Is the Wyndham Club Pass available when you purchase directly from a current owner?
    Yes, if the member is selling a membership that is Wyndham Club Pass.
    3. When buying from a current owner what are the questions that should be asked of the owner?
    What closing company are we going to use so that I get what I bargained for?
    4. Does it matter where the property is located?
    Yes, different property has different maintenance fees per point.
    5. Do terms like "float", "season", etc. matter?
    Points are Points.
    6. After buying from a current owner, how does Wyndham become aware of the transfer? How long does this take?
    Use a reputable closing company for the purchase and they take care of resort notifications, 90-180 days.
    7. Where is the best place to purchase from a current owner?
    On the Internet, unless it's your next door neighbor selling to you.
    8. What are the things to look out for?
    Let the reputable closing company take care of the details.
    9. Is this a good idea or not?
    If you're asking this question then you need to frequent these boards more often and read everything you can read for a year or more, don't be in a hurry, another deal is always there.

      Buying points directly from a developer is rarely a good idea.
      Look on ebay and see what those points are going for and decide for yourself
      if you want to part with that much of your money which more than likely won't
      be recovered again except in vacation memories.

      Wyndham is a great system to own in if you enjoy the resorts but most times
      it's cheaper to just rent from one of the mega renters than own.
      Consider a biennial if you aren't sure Wyndham is for you 100%.

        Read elsewhere that VIP isn't as beneficial as prior and the new computer booking software is still giving owners headaches believe

          I do claim to be an expert with both Club Wyndham and Worldmark. The first thing you need to know is that these are two different timeshare systems, that happen to have the same developer and manager..

          1. Is there any advantage in purchasing directly from the developer? there are benefits but not worth the price
          2. Is the Wyndham Club Pass available when you purchase directly from a current owner? no
          3. When buying from a current owner what are the questions that should be asked of the owner? ask for an estopple, that will give you the info you need
          4. Does it matter where the property is located? with Worldmark you dont have a "home resort" With club Wyndham There are only two reasons to buy one resort (or CWA) over another; ARP and maintenance fees
          5. Do terms like "float", "season", etc. matter? float?, no; seasons? yes.. It takes less credits or points for the off season; etc? maybe
          6. After buying from a current owner, how does Wyndham become aware of the transfer? With Worldmark, and Club Wyndham CWA, Wyndham provides the paper work so they know whats happening.. With club wyndham deeded ownerships, you send them a copy of the newly recorded deed. Most will use a closing company to prepare the new deed and record it. They will send it to wyndham and How long does this take? 3 months or more
          7. Where is the best place to purchase from a current owner? I use Ebay, but Redweek works, also Tug has a market place
          8. What are the things to look out for? scam artists
          9. Is this a good idea or not? thats a question only you can answer, we are timeshare owners here, so we may be biased
