  • Best weeks and dates to rent for maximum $$

    I happen to have some points I will not be using and I have the ability to get weeks prior to most FFld members because of VIP Gold status. I would prefer to rent the weeks and earn back some $$ than to bank the points.

    I know that I have previously rented out weeks in July and August in Newport for 1500-1800.

    I see that there are 4th of July weeks currently available in Newport which I could reserve. It's my understanding this is a popular week all over, but particularly here in Newport it might command $2000 for a 2 bedroom.

    Can someone tell me if there are other Ffld locations and time frames which can also garner large $$ if rented? Looking around the Northeast on vacationrentals.com and vacationtimesharerentals.com I did not see many other places which rented for these prices.

    Thanks in advance to anyone who has suggestions.

    Beware Overbooking at Fairfield Newport

    Fairfield has an overbooking problem at Long Wharf, so be sure you don't have a phantom week you are renting out for $2000.

      Actually you can't book Newport

      All Newport Fairfields are fixed week resorts and so have the fixed week owner's ARP up until the morning of the 10 month window, so you can't use your Gold 11 month ARP since that is before the fixed week owner's rights expire.

      Good idea, but not possible.

        A fixed owner has the right to request their week, but of course all do not. I know this because it happened to me. Someone used their ARP to request my week, but when I requested it a few days later they were bumped. I can supply you with the name and direct dial # of the Fairfield Rep in the "Office of the President" who cleared up the matter for me.

        But even if you were correct...assume for the sake of my original question that I can pick up a week at the 10 month window:

        "Do you have any suggestion of other Ffld locations and time frames which can also garner large $$ if rented?"

          Have you check with red week or myresortnetwork? Search with Fairfield.Some of the price maybe just a dream by the ownerm but you can try to check with the region to see if the patten matches.

          Just one question, if you can get at 11 month, how can it be top fetch?

            That's a good question. If I understand correctly, you are asking if these weeks are so valuable, and fetch top $$ in the rental market, then why are there any available and why haven't their owners reserved them.

            I think there are two possible considerations. The first is that the owners who converted their summer weeks to points did so because they intended to use their points at other places. If they were only interested in renting they would have just kept their fixed weeks as originally sold to them by Equivest (remember, the Fairfield Resorts in Newport not originally developed or sold by Fairfield). It is far more likely that a single week owner bpught in the summer because they wanted to be there and wanted to on occasion be able to trade with good trading power. That type of owner did not buy to rent their week for a profit. They bought to travel and vacation.

            I think the other reason why weeks might still be available is because the Fairfield reservation system rules do create the state of "perfect information" which always leads to appropriate pricing. There are 500,000 Fairfield Owners, but how many subscribe to bbs's like this and really understand all the nuances of the system?
