We have decided to pass on the Havasu Dunes purchase... We are going to try and find another option... so we'll start with taking a look at trading places as suggested.

Sounds like a smart decision...that is why we have these forums to hash these things out. I was so tempted to buy that HD for a $1 plus closing costs because of PSE but held off based on other things I have learned here for example trading places.
