Wyndham (formerly Fairfield) is a great system and a true bargain at resale pricing. SO the first question is did you buy retail from a resort or resale? If retail how long ago? It's important because if you purchased retail and it's within the 5-10 rescind period the first thing most people on any of these sites will tell you is rescind and buy resale. You'll save 2/3 or more and have the same product.

then go to ebay and look up Fairfield (under real estate) and find the same thing for 10 cents on the dollar or less.
has anyone ever bouhgt retail and been happy? i see so many problems with title transfers and RCI points not being transferable. the plan we bought seemed to fit our needs and @11K didn't seem to be out of line, maint. is 29.00 a month. help me out, we just want to take a vacation twice a year and stay someplace nice,
You can pay $11K for it, or you can pay ~1500 for it. The only difference betwen the two is that one gets you VIP benefits, the other does not---you have to decide if those benefits are worth $9K+
Some would argue yes. Most would argue no.
There are many buyers who purchased from the developer at developer prices and have enjoyed their purchase to its fullest. But, if they had it to do all over again, there are few who would buy from the developer rather than buy a resale contract.
Rescind your sale, and look to see what's available in the resale market. Learn how the resale process works. If after that you decide you want the retail purchase, that deal (or one very much like it) will always be there.
to chap, i quess horror stories is where i was when i posted "im brand new at this and didn't know any better" in fact the moderater at TUG had to move my 1st post for the same reason, bear with me, you guys are great! do i really have 10 days ro recend? we put the down (1100.00) on a charge card so it shouldn't be a problem, of course they want a voided check to automatically withdraw monthly maint. fees. and what about all that paperwork we signed!!?? let me know. its kinda strange i don't know you, but some how i do trust you.....

Assume it's only 5 days to be safe. Don't wait - rescind now. You can always go back and they'll give you the same (or better) deal later. Once your rescind period is gone it's gone and you own grossly overpriced every other year (!!! - not good) points you won't be able to sell at $2000. Don't make that mistake. Rescind - NOW. The sales weasels are not your friends. The people on these boards are only trying to save you from a big mistake (again, not with the Wyndham system but paying 80% too much for it) that many have made. Listen to their wise advice for the good of your pocketbook.

I bought my 1st TS through FF retail. I know a lot of people that bought their TS more than a long ago are from retail. And I know they are using their TS to their best, and thus they are very satisfy with their purchase.
Since that, I bought 6 more all through resell. I am pretty sure one day I will get burned, but so far, it has yet to happen.
If back to the same time I believe I will still purchase retail with the same knowledge I have at that time. However, that is the time before eBay become a stable resell market and internet becomes a everyday usuage. Today, if you just look around, you can determine if you will happy with your decision. If I am starting to purchase today, I am pretty sure I will buy resell.
Happy or not really depends on if you can use that timeshare or not, since it is a product very hard to sell and not expect a loss, and it will need to pay extra money every year. So happy by one person maybe a nightmare by another.
If you have not already done so, regist in eBay, after you use Hostelling's link to get see the current eBay FF auction, you can click on "Completed List" at left bottom area, and see what will you feel about your purchase. I will say, if you can live with that knowledge, you will be happy.

Just curious, what is the price you pay, and where is the deed (Is it in Sedona?). Is there a Maintainence Fee you need pay for those addition 217k points?
Sounds like you bought 166k EOY is that true? Or it is similar to 83k per year. Depends on the location. I think you will loss 90% of that value.
Now, if you purchase resell, the point will not count toward VIP and you will not get RCI point resort access. You still will get RCI week resort access. And last I know, I believe week deposit still count 70% of RCI's deposit.
But if you decide later on that you need these, you can always buy retail that time and get it.
Just play with the number so what you like.
If you borrow from them, you can look at purchase resell and pay yourself the same amount of money, after 7 years, you will have enough money to cover your MF for the same point size.

The thing that concerns me is you wrote "I hope" when it comes to your bonus points and what you're really being charged for the entire package. If you are unsure you certainly should considering rescinding. I bought my first *two* timeshares from developers at about the same cost you're paying (adjusted for inflation), and if I had it to do over I would have bought resale if I'd known better.

Perhaps it was your subconscious that put this thread in the Horror Story forum. In that case, I think you should heed the warning. Rescind now and do a little more research. Like others have said your "deal" will still be there later should you decide to go that route.

Hi gyno - I have to agree with others that have posted - Follow the directions exactly and rescind your purchase -and as you are sold on TSing as we all are here and on TUG - continue to read and learn.
I also hear your concern about what you are buying when you are buying resale on ebay - just remember that even though you are buying resale - you CAN get title insurance to protect your purchase.
