    Hi
    I was wondering if there is any difference with owning UDI points vs points from a converted week. Also, besides learning from other question that have been answered where can you go to get more information on the fairfield points system. Thanks very much

    Hi tomgou and welcome to TS4MS.

    There are 2 difference between points from UDI deeds and converted fixed week deeds. The primary difference is that during the 10 to 13 month advance reservation priority (ARP) period, the fixed week can only reserve the exact week and unit that the underlying deed describes. With an UDI deed, during the ARP you can reserve any unit and week up to the amount of the points you have at the resort where the UDI deed is based. If you have a converted float week deed, it will be similar to the UDI deed privileges during the ARP.

    The second difference is in the calculation of maintenance fees. UDI deeds are charged a $ rate per 1,000 points. Converted week deeds are charged a flat fee for the unit. Depending on the unit size and season, a converted week deed may have a substantially lower $ rate per 1,000 points than an UDI deed. You have to investigate for each resort you are interested in.

        What resort and section of the resort if you know?

        It smells like a converted fixed week, but need more information. The seller should be able to tell you what type of deed it is.

            What this is, is either a converted fixed or float week from Royal Vacation Suites. The problem with this deed is that this resort is not part of the Wyndham Vacation Resorts that are booked through Wyndham. At least it is not a resort listed by them.

            Therefore, your reservation rights before the Standard and Express Reservation periods (10 months to checkin) may have to be booked directly with Royal Vacation Suites. You need to call Royal Vacation Suites and ask them. You could also call WVR and ask them how reservations are done during the ARP period. During the 10 month to checkin dates, your 84,000 points could be used anywhere within WVR subject to availability.

            Personally, I would not buy this. It is too nebulous to me to use in a straight forward manner with WVR.

              In the completed list http://www.timeshareforums.com/forum...e-price-2.html, check 4/07's list. There is one the same size on the same resort.

              I have note it is RTU. You may want to check it.

              The MF listed is around to 500. It is at the high side. The problem with eBay is that most of the info is just pure imagenation put by seller. Few sellers are really good and put good info most of the time, but the rest just simple put down what they believe the owner paid.

              Make sure you think it through.

                What is your opinions on this deal and what would be a good price? Would probably never go here.

                  Not very good if the information posted is correct. This is because the MF (& FSP fee) are $5.61/1000 points. You can find better MF rates throughout the FF/Wyn system. MF + FSP fee that are $4.00/1000 points or less are very good. This MF is too high for me to buy.

                    Royal Vacation Suites

                    I'd never heard of this resort until I stumbled on it looking at eBay. I understood that FF started selling at Royal Vacation Suites as the Las Vegas Grand Desert was being built. So some Royal Vacation Suites units may have been converted into FF points at that time.

                    Although some of those Royals may have ARP into the Las Vegas Grand Desert, the MFs are higher than Myrtle Beach, Daytona Beach or Ft Lauderdale resorts (beach front resorts with greater demand if you ever needed to sell). Don't go near this one - you'll have no control over how high the MFs on that fixed week will go.
