  • We paid for our 2007 maintenance fees, when must we use them?

The closing hasn't happened yet, so we were wondering if the closing doesn't take place soon, how are we going to use the points? Can we make a reservation and then cancel it? Should we do that? Any advice you can give would be great!

When you finally get your points you can either use them by booking a vacation that must take place by December 31st 2007. You would be able to use them at any Fairfield resort as long as you have enough points to book and there is availability at that resort. You could also sell them to another owner the going rate for 2007 points seems to be in the $5 to $6 range per 1000 points. You could exchange them with RCI and get longer use out of them, a red studio costs 70,000 points and in most cases seem to work best although with a 28,000 deposit you could also get most bulk deposits especially back into Fairfield properties.

You could also see if the seller could book a reservation and put you on as a guest. After closing and you have your account and everything is settled, make sure you contact FF/Wyn to insure that the reservation is still there and not cancelled as a result of the final transfer etc.

Is it possible for you to reserve a week to deposit with SFX?

Yes but a late deposited week won't get you much trading power.

If you deposit 2008 high or prime season at FF's Gold Crown resorts, Sfx has the 3 for 1 promotion going on. You get a bonus week plus a Mexico week. Mike had done this earlier for the 2007 year. Not sure if he's used all the Sfx weeks yet.

I am just hoping that some late September Bonnet Creek weeks will be available for us. Buying a timeshare is such a long closing process. I am so anxious to try this out, but it sounds like our account may take a while to set up, even after we get the deed.

Maybe the seller(s) will make a BC reservation and put a Guest Certificate in your name. Otherwise, PM me with your particular travel requirements and we can work something out ... eg you transfer 2007 or 2008 regular use year points into my account once your FF account is established in exchange for a BC reservation with a Guest Certificate from my account.

May want to ask the seller(s) to confirm that the 2007 and 2008 points are all available as Regular use year points and none are cancelled points. Small details, but still worthwhile to check up on.

Keep your eyes pealed for the cheap airfares to Florida in September / October, then lock them in.
