I have a question about resales of Wyndham I was told that with a resale you can't get the VIP status. Is this true? I would like the options that VIP status gives you or at least I think I do. I own at DVC and understand all that plan but all the others are confusing to me. I went to a Wyndham and BG presentation and both led me to believe resales lacked benefits. I need some help here. I loved the Wyndham rooms and sizes of them
and the BG ones were very small. If you know anything about DVC, you know the 3 bedroom GV is hugh. I was most upset to see the 3 bedroom at the BG location of Mountainloft. I want to buy another timeshare and need some help with this. The prices quoted at both the timeshare presentations were very high. Almost as much as I paid for DVC and surely not as nice. Can someone who knows both of these, please let me see a breakdown of them both. Here is what I am interested in.

    1. VIP status
    2. Travel days or weeks
    3. RCI last minute bonus weeks
    4. VIP with resale

Anything else you can tell me about either one is appreciated.
    Thanks, Merilyn

    Wyndham

I can give you some information about Wyndham but am not familiar with BG.

VIP status - Wyn has 3 levels of VIP: 300,000 VIP; 500,000 VIP Gold; 1,000,000 VIP Platinum. Some of the benifits include extra guest certificates (cost $49.95), unlimited transaction fees (cost $25.00), unlimited housekeeping credits, some booking early benifits (RAPR), room upgrades, and points discounts for last minute travel within 45-60 days. Some of these benefits vary depending on which level VIP you are.

Wyn does allow for weekly or nightly travel. During prime season stays must be 3, 4, or 7 days. During the slower seasons you can book a min. of 2 days. WYN does have quite a bit more resorts to choose from vs BG.

There are 3 type of purchases that can be made resale with Wyn. 1) regular fixed week. These are mostly the older resorts and works same as other resorts with a fixed week and fixed unit. All the above information would not apply to fixed week. 2) a converted fixed week. This will give you points to use with in the Fair Share Plus (FSP) system with your deed tied to a specific week. 3) UDI points. These are sold at the newer resorts and gives you an undivided interest in the resort based on the number of points.

With a points purchase you are enrolled in the FSP system. These are fees paid in addition to the maintenance fees for your home resort. Included in those fees is a paid RCI weeks membership. Any member of RCI can book last call or extra vacations.

VIP is not available with resale purchases. Points must be purchased through the developer. In general, resale runs approx. $10-$15/K (per thousand) and developer $150-175/K. If you compare the price difference for your purchase, VIP benefits do not equal what you will pay for developer purchase. Also, the VIP program can be altered or taken away at anytime by WYN. Some benefits were cut back this past August.

Hope this has helped. I invite you to vist the Wyn forums to learn more. http://www.forums.WyndhamOwners.org

      Vicki,

Great answer for such a broad question.

I don't own Bluegreen, but I understand that you can get the same benefits buying resale as those buying from the developer if you purchase through a preferred reseller. One of the forum members BocaBum is one of our Bluegreen experts. I understand that he also has a relationship with one of the preferred resellers and can help you with a qualifying Bluegreen purchase. Because of this business relationship, he may have been reluctant to respond to the part of your question on Bluegreen. Then again, he may not have seen it yet.

I've had the opportunity to speak to Marilyn on the phone. I thought it would be helpful for her to hear from some other timeshare experts in making a choice. So, I have chosen to let others chime in.

Marilyn is used to the Disney Grand Villa which is a fantastic unit. I stayed in one at Old Key West in Sept. It was like a 3 bedroom house. There aren't many units like that in all of timesharing. Although, I would say that I prefer the Big Cedar Wilderness Club 3 bedroom Cabin units whose pictures can be found here: Pictures of 3 bedroom Cabins at Big Cedar.

Also, Bluegreen is planning to build additional 4 bedroom penthouse / presidential units such as the one currently in use at Daytona Seabreeze.

Attached to this message is a .pdf file of the floor plan for that unit. It is over 2500 square feet in size. It has it's own billiard room and private grill area next to the main pool.

I like how Marilyn is going about choosing a timeshare for her family. She is actually checking it out unlike most people.

          Marilyn,

Good luck with whatever you ultimately choose. If you want Bluegreen, I can certainly help.

I loved the pictures of Big Cedar. Thanks for the information about the new 4 BR's coming. I am going to email or call you with my other questions. Thanks again everyone for your input. I really think I want BG but Wyndham has so many resorts. Still trying to get a handle on all the differences.

Wyndham (FF) also build 3 or 4 BD president suit in most their newer resorts. However, it does require a lot of points to tie to that resorts, plus the inventory are very limited. One of the cheapest 3 BD for example is probably Old Town Alexandria, which will require you have 203K tie to that resort during the slowest time and 300k in prime time. And sometimes, their corp (sale office) take these units. So if you want to have the unit, it will be a tough fight. The newer one in Waikiki 4 BD president unit is 1M for X'Mas week.

If you know the area you are interested, if their on-line system works, someone may be able to tell you how many units in 3 or 4 BD in that resorts.

You don't really need to have points tied to the resort to get a 3BR at Alexandria in slow time. 203K anywhere in FF will do at 10 months.

                  Vicki,

Great post, one additional thing about VIP, often at "member updates" you will be offered the "opportunity" to exchange your resale deed and a fair bit of cash for a new deed with more points and not marked resale. These deals usually mean that you can get to VIP for far less than straight developer. This deal is still far more pricey than just using your resale points as points and the more resale points you have the less likely they'll be willing to do the deal. If you have no points currently you probably could buy 156K or so resale and have no problem getting to sell you another 156K at a discount and doing a deed exchange. You are probably looking at $80 to $85 a thousand total that way.

But remember they must do a deed exchange, all the points *must* be on a new deed, some Wyndham agents have been selling new deeds and removing the resale from the old deeds, *don't* do this! Wyndham's computer system will figure this out and take away the VIP they conferred and restore the resale codes.
